Attic Handrail Safety - Do it Yourself Home Repair

Some stairways that lead up to your attic will have a safety or guardrail to prevent people from falling down the stairs or off of them. Attic handrail safety can provide homeowners with a little peace of mind if they just follow the few simple steps. Make sure that the handrail is at least 42 inches in height. 42 inches is the minimum height for guard rails and can be found in the uniform building code.

The uniform building code is the Bible to the building industry and sets the standard for new construction and remodeling.

The 42 inches will be measured from the floor to the top of the handrail. Some older homes will have handrails that are 36 inches and some of them will be even 30 inches in height. A 30 inch handrail provides limited protection for anyone who is over five foot tall. 30 inches becomes the center point for any one over 60 inches and these people could easily fall over the short handrail.

Now for the homes that don't have any attic handrail safety systems. Some homes that were built before the 1960s won't have a handrail system at all in the stairway. Keep something in mind here, when these people were building these houses, some of them were trying to save money, some of them figured that it wasn't going to be a big deal and other builders simply forgot to install them.

It's not hard to install a working attic handrail for safety but keep in mind, that if the handrail isn't the right height, it will provide you with limited protection. Attic handrails that are lower than 30 inches can provide young children or others who are shorter than five feet with very little protection but can be a safety hazard to anyone over 5 feet tall.

If your attic doesn't have a safety handrail, use caution and be careful in these areas of your home. It wouldn't be a bad idea to install a locking doorknob if your attic access has a door that can be secured to prevent small children or other people from entering these unsafe areas.

Nicuesa Rainforest Lodge - A Great Ecolodge For the Entire Family

One of the many things that impresses me about ecolodges is how they approach construction of the lodge. As it would be rather eco-contrary if a lodge were to cut down trees and prepare a building site instead of working with nature's offerings. At Nicuesa Rainforest Lodge, meticulous care was taken to ensure no trees were cut. All wood came from either naturally fallen trees or tree farms. In all, 18 different species of wood were used. The roof tiles were made locally out of recycled plastic bags and bottles. The lodge and rooms are designed with a certain amount of openness creating a seamless transition between inside and outside. Nicuesa seeks a balance of providing their guests with a high-quality experience while minimizing their impact on the environment.

One of the many tours they offer is their 'sustainability tour.' It's a fascinating one hour tour given by co-owner, Donna Butler. Starting in the lodge, Donna describes how and why they came up with the locations for the various buildings, their design philosophy and where the various wood types came from. It's a great introduction to the property.

My favorite tour at Nicuesa is the 'Esquinas River Tour.' The tour begins after breakfast. With kayaks in tow, keep your eyes peeled for dolphins as it's a beautiful, 10 mile boat ride up the coast to the mouth of the Esquinas River. The boat slows and enters meandering channels of mangroves. A variety of birds take off in front of and behind the boat. Coffee and snacks are served as guides tell stories about local families and the importance of mangrove forests. After breakfast, it's time for the kayaks and an awe-inspiring paddle through this magical place. On the way back to the lodge, the boats stops once more at a local reef for snorkeling where numerous fish species can be seen.

The hiking at Nicuesa is also spectacular. The property itself is a 165 acre, private reserve and borders the beautiful and largely undiscovered Piedras Blancas National Park. Beautiful waterfalls, huge trees, hundreds of species of birds and animals along with thousands of species of plants call this area home. I could not get enough of these trails.

Communal dinners are served by candle light in the spacious and open lodge. Guests and employees sit at the same table where friends are made and memories are shared. An after dinner cocktail is the perfect night cap before bed and another day of adventure.

Nicuesa is involved in numerous conservation efforts and matches individual donations. They've donated thousands of dollars to the region they love and want to see protected for others to experience.

Looking for a good home builder or contractor, isn't an exact science, but hopefully, by the time you're done reading this article, you will at least have a better idea, what you will be looking for. Let's get started.

As a general contractor, the most important thing that I would be looking for any new home builder, would be experience. You can't sacrifice price for experience. If you're looking for the cheapest contractor, there's a good chance that this person will be lacking experience in home building knowledge.

How long has this person been in business? Just because you're new home builder has only been in business for five years, doesn't mean that he isn't capable of building your home. The same holds true for someone who has been in business for 30 years. Just make sure that these people have actually built homes in the past.

What is their attitude like? This is the second most important thing and I tend to focus on this more than experience, sometimes. If you don't get along with the person, you're not going to have a pleasant home building experience. If you think that there lying to you, scammers or generally don't feel comfortable with them, but they seem to have the most experience and build more homes in your area than anyone else. I wouldn't think twice about getting rid of them and finding someone else.

Last but not least, you should contact some of the people that they have worked for in the past. Talking to past clients, is going to play an important role in making your final decision. You need to find out, if these home builders, treated their clients fairly and were they generally happy with the overall outcome and performance, not only of the homebuilder, but each one of his subcontractors.

I would recommend writing out a list of questions and offering your new home builders past clients a free meal. Offer to take them out to dinner, lunch or breakfast, this way you will have their undivided attention and get the low down on your potential future home builder, it could be the best money that you ever spent.

How to Fit a Shower

If you are looking to install a new shower in your home, the first steps will be to measure, prepare, and fit the shower. A shower kit will always come with installation instructions, which should be followed to get the best result. Here are a few basic, general guidelines that will help as well. As always when tackling any home improvement project, with or without professional help, ensure that all of your permits are in order before you begin. The base of any shower is the shower tray. The shower tray holds the water before it drains, keeping it from spilling out on to the floor. Make absolutely certain that the area is level and that the shower tray will be properly supported. Many shower trays are made of acrylic or resin that can be prone to flexing when not adequately supported. Too much flexing can lead to a break in the seal between the tray and the shower enclosure, causing a leak. Avoid this difficult and expensive problem from the start by taking steps to make sure you have the right kind of supports in the right places.

Make sure you have enough room underneath the shower tray for the drainage pipe to run. Measure carefully to ensure you have enough space for this. If you don't, build your shower floor to be a bit higher to allow the correct amount of space for the drainage pipe and waste trap. Make sure you have access to these things as you install the shower tray, so you can check the seals between the drain of your shower tray and your drain pipe before you close it up.

Before installing anything else, make sure that all walls to be included in the showering area have been well water-proofed. You may choose to use tile or a shower kit with plastic wall panels. Which ever route you choose to take, this is a vital step both in beautifying the shower as well as preventing water damage to your home.

The shower screens will be installed last. A good fit is made from accurate measurements! The type and size of the shower screen panels will depend on the size and shape of the shower tray you've purchased. They should fit together without gaps.

It's not uncommon to find cracks in your plaster or drywall ceilings. It's not uncommon to find cracks in your wood ceilings either, but this article is about plaster or drywall ceilings that have small or large cracks in them and what actually causes the cracks and how you can repair them.

Believe it or not, most cracks in your ceilings and in your walls, on any drywall or plaster home interiors, are going to be the direct result of structural movement within the house. You realize that you have cracks in your ceilings and they're not very big, how do you repair them. The easiest way would be to apply a paintable caulking into the cracks and repaint the area. This could save you some frustration in the future, especially if the crack starts to become larger.

The best way to fix the crack, would be to apply some fiberglass drywall tape and then apply a standard drywall joint compound to finish the ceiling correctly. If your ceiling has acoustic or wall texture, you will need to reapply to finish over these areas to match your existing ceiling correctly.

If you have hairline cracks, I wouldn't even worry about them, unless they become larger. However, you could always apply a little bit of caulking and repaint them.

I would like to remind you something that I already said before in this article, if the cracks are larger than the width of a quarter, you might want to contact a building professional. You could have some serious structural damage occurring in your foundation or framing.

Fixing Houses: Create Space in Bathrooms Without Tearing Down Walls

Some rehabbers don't mind tearing up a house to make it fit into a desirable area. For instance, many older homes in Los Angeles get torn down to the foundation with just a few walls left. However, most rehabbers like to update a home with new fixtures and features without tearing into the house. Plus, many houses just won't turn a profit with too much reconstruction. One way to update an older home is to make bathrooms feel larger.

Bathrooms have been steadily increasing in size over the past thirty years, and today's average bathroom is twice as large as bathrooms of the 1970s. However, bathrooms can be difficult to expand in existing houses without knocking down walls. There are some ways you can create a more spacious look and feel, without bringing in the sledge hammers.

For instance, you can save some space by installing a smaller bathtub, since tubs are traditionally the largest fixture in the bathroom. Modern shorter five-foot tubs take up less floor space than older longer tubs. New tubs often are not as tall and make the ceiling appear higher. A new bathtub makes a good impression on home buyers, especially if your bathroom has a cast iron tub filled with chips and stains.

Although it won't technically save space, you can also help create an illusion of spaciousness by topping your tub's side wall with a simple, unadorned shower curtain. Large patterns on shower curtains tend to overwhelm a smaller bathroom and make it feel less spacious. Stay with a clear curtain or match the wall color to further enhance the open feel.

You can also gain some floor space by replacing the sink cabinet with a pedestal style. You'll lose some cabinet space, but you can usually more than make up for that loss by hanging a cabinet above the toilet. You can also save space by adding a sink that mounts directly to the wall. If you like having your sink in a cabinet, consider putting it into a smaller cabinet. There are dozens to choose from, in any color and style you might want, at your local home improvement center.

If you're handy, you can opt for an antique cabinet or chest instead of the usual bathroom cabinet. Look for small chests at second hand stores and paint in your target buyer's preferred colors. You may need to reconfigure the upper drawers for the plumbing. Top with a solid surface countertop; the small piece won't cost much compared to the dramatic impact it provides. You can finish with a vessel sink which sits on the counter for a great updated look.

The toilet can also be replaced with a smaller, more efficient style. New toilets generally have a smaller footprint and aren't as tall as older toilets, which will allow you to get an even larger cabinet for hanging over the toilet.

The easiest way to add the illusion of space is with a new mirror, especially if you have an old small medicine chest above the sink -- the type with a stainless steal frame. These old-fashioned medicine cabinets really date a home. Replace with a mirror spanning the wall all the way up to the ceiling. Or, look for an extra large framed mirror and paint the frame to match your dcor.

When you stage your bathroom, use towels to add softness to the hard space. Don't use a lot of little pictures on the walls; they create a cluttered look and make the space feel smaller.

You don't have to bring in a wrecking crew to create the look and feel of a larger bathroom. It just takes some imagination and some relatively simple upgrades, at a price that's significantly less than tearing down walls!

What If My Contractor Does Not Return My Call

This is one of the biggest problems in business today. You have some work done on your home in good faith that the contractor knows what he is doing. When all is said and done you have a problem that needs to be resolved as soon as possible. I really don't care how long it has been since the work was done. If you have a problem the least that your contractor can do is answer the telephone.

Some companies go out of business and others get to busy to respond to your problem. You will hear the old excuse "That's not my problem" or the ever popular " I didn't do that". I have been in business for over twenty years and had very few problems. Of course I built things to last as long as possible.

Keep in mind that some contractors are a one man operation and they might be on vacation. Some contractors do not answer their phones over the week ends or after business hours. So don't sink the ship to fast.

Do not call the Contractors Licensing Board or the Better Business Bureau unless it has been at least a few working days. I would give it at least a week or so. Oh yeah don't assume that the contractor got your message. Call a few times at the least.

It has always made me mad when I have to fix someone else's problems. I get the call when the other contractors won't respond. I listen to the home owner with regret for being in a business where I am considered a crook. This is one of the reasons why contractors in my business get out of it.

If you have the contractors address and they aren't responding by phone you can always send them a letter by certified mail. Request a return receipt. That's your proof that the company received your letter. Keep a copy for your files.

The good news for a home owner when a contractor will not respond to your calling them is the Department of Consumer Affairs. Most states have a complaint department of some sort that will listen to your complaints. Does this mean it will get resolved? NO there are no guarantees here.

If your state has a licensing board for contractors, this will be your next step.

This will get your contractors attention and there is a great chance they will respond now. If there are enough complaints against the contractor and they do nothing about them the contractors board will take their license away.

If your contractor does not respond after all of this. There is very little you can do about it. Hire someone to fix the problem and look at it as a very important lesson learned.

If your state doesn't have a contractors licensing board contact the Better Business Bureau or your local government for their recommendation. Ask some of your friends if they have had any problems like this and how they handled them.

Important Do-It-Yourself Home Remodeling Advice

Often I'm asked by homeowners, if they think that they can build something on their own. Often I end up explaining the process to them and it's pretty confusing. I would like to give some homeowners and construction handyman some do-it-yourself home remodeling advice, about projects that I think they should avoid and the reason why.

1. Working on Electrical Service Boxes

I really don't recommend, anyone who lacks experience working with electrical, to be working on it at all. When it comes to the electrical service box repairs, if you don't have any experience working in this specific area, I am suggesting this to all homeowners and do-it-yourselfers, stay away from electrical service power boxes. Electricity can be extremely hazardous to your health, so take my advice, this is coming from an expert on the subject.

2. Plumbing Water Supply Lines

I don't recommend, anyone who doesn't have any experience working with plumbing water supply lines, because if they break, or if your repair, doesn't hold properly, you could destroy a large portion of your home. Picture this, you just got through putting a new faucet in, everything looks great, but it's time for you to go to your baseball game. You come home about four hours later and the entire house is flooded with water.

This kind of stuff does happen and you need to take the advice of an expert here. It has even happened to me and I understand the process, pretty good. If you plan on fixing any plumbing water supply lines, make sure that you can spend the time, keeping an eye on your new home repair. If you're going to have any problems with them, they will usually happen within the first few hours of use.

I hope this helps, sometimes it's better to pay a professional, but I can understand, every intelligent person, is interested in saving a few dollars and learning new skills.

Home Purchasing Checklists Provide Protection

Home purchasing checklists provide protection for consumers with useful information for future home repairs or current home repairs that will need to be done before the home is sold. Home inspectors often use checklists like these, while they're inspecting the home.

If more home shoppers used home inspection checklist while shopping for houses, we would probably have more satisfied homebuyers than dissatisfied ones. Recently just purchasing a home, we had our real estate professional, the previous homeowner's real estate professional and a mortgage lender, involved in the purchase of the property.

There was a home inspection report from the current homeowners, available for us to look at. It provided us with the damaged parts of the home that were repaired or replaced. Some of these repairs were from termite damage and it was stated so on the report. This was helpful information for us as we walked around the home inspecting it for damage.

The work that was repaired to look satisfactory and the rest of the home had minor damage. Listening to one of the real estate sales people that were involved in the transaction, you would've thought we would get in the deal of a lifetime and they had nothing but good news to say about the product they were representing. I easily understood that, this person could have influenced some one into believing that the home was in great shape, if they didn't have a home inspection checklist with them.

The home had been re-carpeted, painted and was in generally good shape. The problems with the home, were the old windows that were hard to open, the heating unit leaked gas, the tile flooring that ran through the kitchen and a large room addition looked great, except for one thing, they installed the tile over linoleum.

This eventually will have to be replaced as the tile starts to separate from the linoleum. While I'm writing this article, there's about 40 square feet of tile that needs to be replaced, because it's popping up and cracking.

A home purchasing checklist does not guarantee that you will find everything but can't eliminate some of the things that homeowners have the biggest problems with. If you could just eliminate one of these problems, the small price of purchasing, one of these checklists would be worth it.

Home purchasing checklists provide protection for the shopper and I would recommend, never shopping for a home without one.

What is a Three Way Home Electrical Light Switch?

A three way home electrical light switch is a special light switch that can be used in your hallways, large rooms and stairways. These light switches are specially made to operate one light or a group of lights from two different locations.

They are most commonly found in hallways and provide a homeowner with the option of turning the light on at one end of the hallway and turning it off, when they are finished walking through the hallway and are about to enter into another room.

Before three way home electrical light switches were made, people would turn the hallway light on and leave it on or they wouldn't turn the hall light on at all, because they knew that after they walked down the dark hallway, they wouldn't be able to turn the light off at the other end.

Three-way light switches are also used in stairways. It makes a lot of sense, to be able to turn your stairway light on, at the bottom of the stairs and then after you have walked up the stairway safely, you can simply turn the stair lights system off.

As homes become larger, it's not going to be uncommon to find three way light switches being used at either end of large rooms. If your living room or family room was located within the center of your home and had an entrance at each end, it wouldn't be a bad idea to install a light switch at each end, for travelers who are simply walking through these room.

Remember that three-way light switches, are used to operate lights from two different locations.

Building Codes - Stairway Construction

The stair building code was created for building safety. Before the building code and local city enforcement (Building Inspectors), anyone could build a house. This meant Uncle Earl who had just watched a couple of his friends build a house down the street construct some sort of a dwelling. The next step for Earl would be to help these guys for a day and now he is a professional home builder. You get the point.

Stair Building Codes create the safety needed for one of the most hazardous areas of your home. You might know someone who has fallen down a stairway?

I lived in a house I built for 15 years and I redesigned the stairs from a winder design to a T shaped set of stairs. Both sets of stairs were built using the local stair building code for my city.

Wow I could not believe how many times my family members fell down the stairs. I even fell down once. I was amazed. When I switched from the winder to the T shaped stairway there were less accidents. My point is that even using the stair building codes this is a dangerous part of your house.

Having a professional stair builder install your stairs is great advice. Take it. For example this happened to me on quite a few jobs. I get a set of plans from a architect who has been designing houses for over 40 years. I looked at the stairway to find out that he has designed a stairway that is too small for the length of this part of the home. If I build the stairs using the plans that by the way were approved from the local building department, I could have a problem.

You are probably asking yourself how does this happen. Aren't these people experienced professionals. Of course they are. They probably have the U.B.C. (Uniform Building Code) in their office somewhere. Everyone makes mistakes here and there but this is one area of the home where safety is a big concern.

Just look at it like this. The stair building code was designed to improve the safety and reduce the number of accidents while using the stairs. Over the years I have seen stairs poorly designed and constructed. These stairs create problems for the owners of the buildings not just the people that use them. Did I mention lawsuits. This is one area where a lawyer will have a field day.

As a building professional I advise you to use the stair building code first for safety and second to avoid lawsuits. Get an idea from some of the pictures I have taken over the years on problems with stair building.

Use common sense while building or remodeling your home. It goes a long way.

Retaining Walls Suffer From Moisture Problems

Whether you're driving down the road or through a neighborhood and you notice a retaining wall that has large cracks in it, or is severely discolored, or one that has white calcium deposits from moisture covering the entire wall, you've got problems with moisture.

The retaining wall is designed to hold the dirt back, that's it's sole purpose. It's not going to hold any moisture back unless someone has installed a waterproofing membrane to separate the soil from the concrete block wall. If the soil isn't ever going to get wet, then you probably don't need to waterproof the retaining wall.

However that's normally not going to be the case. So we need to waterproof the interior of our retaining walls to eliminate future moisture problems that could eventually, deteriorate as moisture starts to accumulate, inside of our block wall for a longer periods of time.

If you don't know anything about waterproofing, I would suggest that you hire a waterproofing expert. Waterproofing looks easier than it actually is, and might be out of your scope of work.

I'm not going to suggest that you use waterproofing paints, because I haven't seen great results with these products. However, if you're not that concerned about your retaining wall and are looking for a cheaper way to apply any waterproofing materials, these paints might not be a bad idea. Sometimes, Something is better than nothing.

If you live in a relatively dry climate, it might not be necessary to waterproof your retaining walls. But if you live in a damp or moist area, especially an area where the ground is moist all year round or more than six months out of the year, I would suggest that you waterproof the back of your retaining walls.

Don't Let This Happen to You - Home Computer Electrical Damage

If you've read any of my other articles, you know that I am always coming up with great ideas, tips and even a couple of stories that can save homeowners lots of money. Here's another one of those stories, that involves a friend of mine who asked me if I could fix his outdoor electrical outlet.

I was over at his house one day, and told him that I could probably fix the electrical outlet and if we needed any parts, we could run down to the lumber yard and pick them up and his problem would be solved within a few hours. This two hour repair was about to cost him the hard drive on his computer, but neither one of us had any idea what was about to happen.

We each agreed to give it a shot, I told him to go over to the electrical panel and turn off the breaker that went to his outdoor shed. He proceeded to turn off the breaker and yelled out," It's off, try it." I plugged in an electric drill and it was still working, as he was walking around the corner, towards me, I showed him that the drill was still on and he hadn't turned off the right electrical breaker.

He went back and turned off a couple of more electrical breakers and the drill was still running. Now he frantically started to turn off one electrical breaker at a time, until I yelled out," It's off, the electrical power is, off you can stop."

I repaired the electrical outlet and he went back to turn every electrical breaker back on that he had turned off. We were proud of ourselves and he now had electrical power, back to his shed and he was happy.

Now for the bad news, his computer was running and when he turned the electricity off and on, it must've done something to his computer hard drive and it now needed to be replaced.

The moral to the story, isn't that you shouldn't help your friends. It's that you should, make sure that your computers are safely off, before you attempt to do any electrical work to your home.

It wouldn't be a bad idea, to have a battery backup, for your computer, if you use it often, just in case there is an electrical failure or something happens like the story above.

I've been a contractor in the state of California for over 20 years and there are some things that a homeowner won't tell a contractor. These are a few things that a contractor might want to hear, but a reluctant homeowner, might have second thoughts telling their contractors how they really feel.

1. We are happy with all of the work that you did in a timely manner and we appreciate your services.

2. We are happy with the way you performed your construction tasks, efficiently and we appreciate your services.

3. The work was done by a true professional and we would recommend you to any one of our friends.

4. The payment plan that you created in the contract worked out perfectly and never made us feel uncomfortable. It never seemed like you had too much of our money or we were putting you in a bad spot financially.

5. Thanks for keeping the job clean, it meant a lot to us, because we have seen other construction jobs that look like a tornado ran through them.

6. Thanks for helping us with our design. Working with your contractor on a daily, weekly or monthly basis can be frustrating or joyful. Let the contractor know either way how you are really feeling.

7. You and your crew are extremely hard-working and we appreciate the simple fact that you didn't come to work late or leave early.

8. Thanks for the reasonable priced estimate on our project. You helped us say a lot of money and we appreciate that sincerely.

9. Thanks for doing the extra work at a reasonable price. You could have gouged us at certain times, but you chose to be fair and work things out, in a way that would benefit both of us.

10. This one is the most important and often overlooked by homeowners and it's simple and easy to do. Thanks for doing what you said you were going to do and actually doing it.

Just a simple thank you and paying them on time, for a service well done is enough for most contractors. However, a little common courtesy can go a long way, even in the construction industry.

Install a Wet Bar

Built in wet bars or butler's pantries serve as handy little entertainment areas that allow you to serve beverages and hors d'oeuvres without crowding the kitchen.

Bars aren't limited to rec rooms; they are commonly installed in dining rooms, next to kitchens, home theaters, or even outdoors on the patio. The only real requirement is access to plumbing in order to connect to a waterline.

Here are some of the more popular types of bars and some of the basic requirements for installation.

Butler's Pantry Bar

These are commonly built into buffets or cabinets, and camouflaged as a piece of furniture. They might hold glasses, ice makers, wine racks, and have a counter or preparation area.

Requirements

Access to electrical circuits and voltage capacity is key, especially if a small fridge, blender, or microwave is to be installed in the unit. Easy access to a waterline in the case of a small sink will also be needed.

Along with the plumbing and electrical, keep in mind that whatever you finish the outside with should stand up to shoe scuffs. You may want to cover with stone, wainscoting or brick. When making allowances for space requirements, allow two feet per stool with a bar height of 42 inches and a 12-inch overhang for the stools

The Wherever-it-Works Bar

Since you may be a slave to your waterline, this bar is an existing closet or cupboard that can be easily converted to a wet bar because of its convenient location. It should have a large enough counter to do some minor preparation and room for a small fridge or cooler, liquor storage and glasses.

Requirements

As above, ensure electrical capacity and availability, and allow for the ability to tap into an existing waterline and running of a waste line.

Portable Bars

These units are becoming more and more common, and as a result are available in a myriad of styles and price ranges. Designed for small spaces, you can place them wherever they conveniently fit. They neatly organize glassware, bar supplies, wine and liquor bottles, and have small preparation areas.

How to Install Bay Windows Properly

Proper Installation of Bay Windows

In order to properly install your new bay windows, you will need a few basic tools to assist you with. If you have a measuring devices like a handy tape measure and a long ruler or a framing square, you are almost ready to begin with your bay window project. As for cutting, shaping and other devices, be prepared with a sharp saw, drill and bits, a portable crow bar and a trusty stapler. A handy utility knife can also be of use for shearing small edges.

A basic package of a bay window must consist of the bay window unit itself. It should go along with other components such as fiberglass insulation, the brackets that will hold the bay window unit in place, nails, shingles and a caulking that is usually made of silicone. It is best to run a thorough check of all the materials, as they have to be complete to get you started. A window skirting for your bay window should be made of thick boards to support for the base unit. You will also need additional materials in any case you are installing a new window out of a space that was previously a blank wall. In the same manner, installing a new window out of an existing window, framing add-ons should be readily available, along with cripple studs.

Steps in Installing Bay Windows

The installation of a basic bay window comes in several steps. You have to follow closely to achieve a well-installed bay window at home.

First, locate a fitting area where you will position your new bay window. Locating a fine place for a bay window can be in an existing window that you wish to enlarge. In this case, remove the existing window from its case. Take note of the size of the new bay window that you need to install. This should be the size of the actual hole of your wall from where you removed the old window. Put appropriate markings on the exterior of the house to serve as your guide as you cut through them.

If the required opening is already achieved, you are ready to start with the framing. Prepare the studs, sill, and a new header to make up for the new frames. If you want your new frame to be more durable, prepare sturdy materials and work on them with the proper cutting tools.

With the framing ready, produce the support braces and have them installed. If this is done, ask a buddy to help you lift the window unit and slowly slide it through the opening that you made. Lock it in all the corners and consider adding support braces if necessary. A larger window would normally require more support braces.

The next part to install is the window's roof. It should consist of ample amount of insulation, roof sheeting and roofing paper. By the frame, staple the roof sheeting before wrapping it with the roof paper. The drip edges and the flashing comes next and lastly, the shingles. Do the same thing for the window skirting at the bottom. To polish all installation, have your caulking gun ready and seal all edges with silicone caulking.

These easy to follow steps also go along with your do-it-yourself bay window packages. The best thing to do is to read through them carefully and be sure to follow them religiously. The hint is doing things the right way and that can be achieved by sticking to the rule sheet.

Construction Contracts - Homeowner Tips

State laws are making it really tough on contractors by requiring specific disclosures and statements in their home improvement and construction contracts. The days of handshake agreements are over. Failure to include state-mandated disclosures or statements in a construction contract can result in fines, or make any construction contract null and void.

Many contractors are unaware of these state changes in the laws affecting contracts. Contractors typically run small businesses and put their emphasis on building to state codes rather than keeping track of legal changes required by state contract law. Many contractors still do business on a handshake or use a simple "boilerplate" one-size-fits-all contract that most-likely omits specific state requirements.

Some of the toughest states on construction contract requirements are Pennsylvania, Texas, New York, New Jersey, Florida, and California.

Pennsylvania requires a long list of disclosures to appear in a construction contract - such as start and finish dates, names and addresses of subs, insurance coverage and a phone number for Pennsylvania Bureau of Consumer Protection. Omit these disclosures and your construction contract is unenforceable in Pennsylvania. Some clauses that are commonly found in home improvement contracts can actually render the contract unenforceable. Failure to comply with the state requirements is a misdemeanor if the contract is for a small job under $2,000. But if the job is a larger job - for over $2,000, a violation is a felony.

Texas requires that contractors deliver a 2-page disclosure statement before the construction contract is signed. Texas Property Code requires a notice in contracts for building or remodeling a residential property that qualifies as a homestead. Forget this notice and you're liable for up to three times the actual damages plus attorney's fees. Arbitration clauses in Texas construction contracts have to be in 10-point bold type, or they're void.

New York requires a long list of specific disclosures in contracts for home improvement, home repair, and construction of custom homes contracts. Failure to comply brings a fine of $100 to $2,500.

New Jersey requires all home improvement contracts for more than $500 be in writing. Failure to comply can result in offering the property owner a full refund, or awarding three times any damages caused.

Florida requires a 3-day right to cancel in your contract or you're subject to a $1,000 fine. Omission of the construction industry recovery fund notice in a contract risks a $500 fine.

California requires specific disclosures in every contract. Omit the ones required by sections 7030, 7159 or 7164 of the Business and Professions Code and you may be explaining to the State License Board why your license shouldn't be pulled. If your contract doesn't have the disclosures required by the Code of Federal Regulations section 460, you may be subject to a $11,000 fine! At best, you have no right to collect.

How can contractors protect themselves? Large construction companies hire lawyers to write their contracts. Smaller home improvement contractors have to figure out for themselves what they have to include in their contracts to make sure that they're in compliance. A contract that doesn't have all the disclosures required and that doesn't meet all your state's requirements is like not having a contract at all. Not only are you at the mercy of your customer's goodwill, but you could be in trouble with the law.

If you're looking for the ultimate bathroom remodeling contractor, you could be searching for quite a while, you're looking for some one that is competent and you feel comfortable with.

When hiring a contractor, look for someone who has your interest in mind first and not theirs. Find someone who is willing to help with the designed process of your bathroom and the remodeling. If you find a contractor to be arrogant or controlling, there is a good chance, your bathroom might not turn out the way you envision it.

When hiring a contractor for your bathroom remodeling project or any home improvement project, the most important thing to keep in mind is, whether or not you feel comfortable with this person or not. Never hire a contractor you're not comfortable with.

If a contractor is referred to you by someone you trust, this does not guarantee you will be happy with the bathroom remodel. Most referrals that I have gotten over the years are like rolling the dice, I believe I would have done just as good picking a name out of a hat.

If you are looking to install a new shower in your home, the first steps will be to measure, prepare, and fit the shower. The Case For Energy From Waste As the Best Alternative Energy Source

Reducing our dependence upon fossil fuels and increasing renewable energy use is the key to slowing down climate change. What Is Medium Density Fiberboard

Medium density fiberboard, also known as MDF, is type of wood that is similar to particleboard. It is made out of wood waste fibers glued together with resin, heat, and pressure.
