Some stairways that lead up to your attic will have a safety or guardrail to prevent people from falling down the stairs or off of them. Attic handrail safety can provide homeowners with a little peace of mind if they just follow the few simple steps. Make sure that the handrail is at least 42 inches in height. 42 inches is the minimum height for guard rails and can be found in the uniform building code.

The uniform building code is the Bible to the building industry and sets the standard for new construction and remodeling.

The 42 inches will be measured from the floor to the top of the handrail. Some older homes will have handrails that are 36 inches and some of them will be even 30 inches in height. A 30 inch handrail provides limited protection for anyone who is over five foot tall. 30 inches becomes the center point for any one over 60 inches and these people could easily fall over the short handrail.

Now for the homes that don't have any attic handrail safety systems. Some homes that were built before the 1960s won't have a handrail system at all in the stairway. Keep something in mind here, when these people were building these houses, some of them were trying to save money, some of them figured that it wasn't going to be a big deal and other builders simply forgot to install them.

It's not hard to install a working attic handrail for safety but keep in mind, that if the handrail isn't the right height, it will provide you with limited protection. Attic handrails that are lower than 30 inches can provide young children or others who are shorter than five feet with very little protection but can be a safety hazard to anyone over 5 feet tall.

If your attic doesn't have a safety handrail, use caution and be careful in these areas of your home. It wouldn't be a bad idea to install a locking doorknob if your attic access has a door that can be secured to prevent small children or other people from entering these unsafe areas.

Nicuesa Rainforest Lodge - A Great Ecolodge For the Entire Family

One of the many things that impresses me about ecolodges is how they approach construction of the lodge. As it would be rather eco-contrary if a lodge were to cut down trees and prepare a building site instead of working with nature's offerings. At Nicuesa Rainforest Lodge, meticulous care was taken to ensure no trees were cut. All wood came from either naturally fallen trees or tree farms. In all, 18 different species of wood were used. The roof tiles were made locally out of recycled plastic bags and bottles. The lodge and rooms are designed with a certain amount of openness creating a seamless transition between inside and outside. Nicuesa seeks a balance of providing their guests with a high-quality experience while minimizing their impact on the environment.

One of the many tours they offer is their 'sustainability tour.' It's a fascinating one hour tour given by co-owner, Donna Butler. Starting in the lodge, Donna describes how and why they came up with the locations for the various buildings, their design philosophy and where the various wood types came from. It's a great introduction to the property.

My favorite tour at Nicuesa is the 'Esquinas River Tour.' The tour begins after breakfast. With kayaks in tow, keep your eyes peeled for dolphins as it's a beautiful, 10 mile boat ride up the coast to the mouth of the Esquinas River. The boat slows and enters meandering channels of mangroves. A variety of birds take off in front of and behind the boat. Coffee and snacks are served as guides tell stories about local families and the importance of mangrove forests. After breakfast, it's time for the kayaks and an awe-inspiring paddle through this magical place. On the way back to the lodge, the boats stops once more at a local reef for snorkeling where numerous fish species can be seen.

The hiking at Nicuesa is also spectacular. The property itself is a 165 acre, private reserve and borders the beautiful and largely undiscovered Piedras Blancas National Park. Beautiful waterfalls, huge trees, hundreds of species of birds and animals along with thousands of species of plants call this area home. I could not get enough of these trails.

Communal dinners are served by candle light in the spacious and open lodge. Guests and employees sit at the same table where friends are made and memories are shared. An after dinner cocktail is the perfect night cap before bed and another day of adventure.

Nicuesa is involved in numerous conservation efforts and matches individual donations. They've donated thousands of dollars to the region they love and want to see protected for others to experience.

The same holds true for someone who has been in business for 30 years. Just make sure that these people have actually built homes in the past.

What is their attitude like? This is the second most important thing and I tend to focus on this more than experience, sometimes. If you don't get along with the person, you're not going to have a pleasant home building experience. If you think that there lying to you, scammers or generally don't feel comfortable with them, but they seem to have the most experience and build more homes in your area than anyone else. I wouldn't think twice about getting rid of them and finding someone else.

Last but not least, you should contact some of the people that they have worked for in the past. Talking to past clients, is going to play an important role in making your final decision. You need to find out, if these home builders, treated their clients fairly and were they generally happy with the overall outcome and performance, not only of the homebuilder, but each one of his subcontractors.

I would recommend writing out a list of questions and offering your new home builders past clients a free meal. Offer to take them out to dinner, lunch or breakfast, this way you will have their undivided attention and get the low down on your potential future home builder, it could be the best money that you ever spent.

Before installing anything else, make sure that all walls to be included in the showering area have been well water-proofed. You may choose to use tile or a shower kit with plastic wall panels. If you have a large crack in your ceiling, and this would be something that you could stick a quarter into, you could have a structural problem and I would recommend contacting a home repair contractor in your area to evaluate your situation.

You realize that you have cracks in your ceilings and they're not very big, how do you repair them. The easiest way would be to apply a paintable caulking into the cracks and repaint the area. This could save you some frustration in the future, especially if the crack starts to become larger.

Fixing Houses: Create Space in Bathrooms Without Tearing Down Walls

Some rehabbers don't mind tearing up a house to make it fit into a desirable area. For instance, many older homes in Los Angeles get torn down to the foundation with just a few walls left. However, most rehabbers like to update a home with new fixtures and features without tearing into the house. Plus, many houses just won't turn a profit with too much reconstruction. One way to update an older home is to make bathrooms feel larger.

Bathrooms have been steadily increasing in size over the past thirty years, and today's average bathroom is twice as large as bathrooms of the 1970s. However, bathrooms can be difficult to expand in existing houses without knocking down walls. There are some ways you can create a more spacious look and feel, without bringing in the sledge hammers.

For instance, you can save some space by installing a smaller bathtub, since tubs are traditionally the largest fixture in the bathroom. Modern shorter five-foot tubs take up less floor space than older longer tubs. New tubs often are not as tall and make the ceiling appear higher. A new bathtub makes a good impression on home buyers, especially if your bathroom has a cast iron tub filled with chips and stains.

Although it won't technically save space, you can also help create an illusion of spaciousness by topping your tub's side wall with a simple, unadorned shower curtain. Large patterns on shower curtains tend to overwhelm a smaller bathroom and make it feel less spacious. Stay with a clear curtain or match the wall color to further enhance the open feel.

You can also gain some floor space by replacing the sink cabinet with a pedestal style. You'll lose some cabinet space, but you can usually more than make up for that loss by hanging a cabinet above the toilet. You can also save space by adding a sink that mounts directly to the wall. If you like having your sink in a cabinet, consider putting it into a smaller cabinet. There are dozens to choose from, in any color and style you might want, at your local home improvement center.

If you're handy, you can opt for an antique cabinet or chest instead of the usual bathroom cabinet. Look for small chests at second hand stores and paint in your target buyer's preferred colors. You may need to reconfigure the upper drawers for the plumbing. Top with a solid surface countertop; the small piece won't cost much compared to the dramatic impact it provides. You can finish with a vessel sink which sits on the counter for a great updated look.

The toilet can also be replaced with a smaller, more efficient style. New toilets generally have a smaller footprint and aren't as tall as older toilets, which will allow you to get an even larger cabinet for hanging over the toilet.

The easiest way to add the illusion of space is with a new mirror, especially if you have an old small medicine chest above the sink -- the type with a stainless steal frame. These old-fashioned medicine cabinets really date a home. Replace with a mirror spanning the wall all the way up to the ceiling. Or, look for an extra large framed mirror and paint the frame to match your dcor.

When you stage your bathroom, use towels to add softness to the hard space. Don't use a lot of little pictures on the walls; they create a cluttered look and make the space feel smaller.

You don't have to bring in a wrecking crew to create the look and feel of a larger bathroom. It just takes some imagination and some relatively simple upgrades, at a price that's significantly less than tearing down walls!

What If My Contractor Does Not Return My Call

This is one of the biggest problems in business today. You have some work done on your home in good faith that the contractor knows what he is doing. When all is said and done you have a problem that needs to be resolved as soon as possible. I really don't care how long it has been since the work was done. If you have a problem the least that your contractor can do is answer the telephone.

Some companies go out of business and others get to busy to respond to your problem. You will hear the old excuse "That's not my problem" or the ever popular " I didn't do that". I have been in business for over twenty years and had very few problems. Of course I built things to last as long as possible.

Keep in mind that some contractors are a one man operation and they might be on vacation. Some contractors do not answer their phones over the week ends or after business hours. So don't sink the ship to fast.

Do not call the Contractors Licensing Board or the Better Business Bureau unless it has been at least a few working days. I would give it at least a week or so. Oh yeah don't assume that the contractor got your message. Call a few times at the least.

It has always made me mad when I have to fix someone else's problems. I get the call when the other contractors won't respond. I listen to the home owner with regret for being in a business where I am considered a crook. This is one of the reasons why contractors in my business get out of it.

If you have the contractors address and they aren't responding by phone you can always send them a letter by certified mail. Request a return receipt. That's your proof that the company received your letter. Keep a copy for your files.

The good news for a home owner when a contractor will not respond to your calling them is the Department of Consumer Affairs. Most states have a complaint department of some sort that will listen to your complaints. Does this mean it will get resolved? NO there are no guarantees here.

If your state has a licensing board for contractors, this will be your next step.

This will get your contractors attention and there is a great chance they will respond now. If there are enough complaints against the contractor and they do nothing about them the contractors board will take their license away.

If your contractor does not respond after all of this. There is very little you can do about it. Hire someone to fix the problem and look at it as a very important lesson learned.

If your state doesn't have a contractors licensing board contact the Better Business Bureau or your local government for their recommendation. Ask some of your friends if they have had any problems like this and how they handled them.

Often I'm asked by homeowners, if they think that they can build something on their own. Often I end up explaining the process to them and it's pretty confusing. I would like to give some homeowners and construction handyman some do-it-yourself home remodeling advice, about projects that I think they should avoid and the reason why.

1. Working on Electrical Service Boxes

I really don't recommend, anyone who lacks experience working with electrical, to be working on it at all. When it comes to the electrical service box repairs, if you don't have any experience working in this specific area, I am suggesting this to all homeowners and do-it-yourselfers, stay away from electrical service power boxes. Electricity can be extremely hazardous to your health, so take my advice, this is coming from an expert on the subject.

2. Plumbing Water Supply Lines

I don't recommend, anyone who doesn't have any experience working with plumbing water supply lines, because if they break, or if your repair, doesn't hold properly, you could destroy a large portion of your home. Picture this, you just got through putting a new faucet in, everything looks great, but it's time for you to go to your baseball game. You come home about four hours later and the entire house is flooded with water.

This kind of stuff does happen and you need to take the advice of an expert here. It has even happened to me and I understand the process, pretty good. If you plan on fixing any plumbing water supply lines, make sure that you can spend the time, keeping an eye on your new home repair. If you're going to have any problems with them, they will usually happen within the first few hours of use.

I hope this helps, sometimes it's better to pay a professional, but I can understand, every intelligent person, is interested in saving a few dollars and learning new skills.

Home purchasing checklists provide protection for consumers with useful information for future home repairs or current home repairs that will need to be done before the home is sold. Home inspectors often use checklists like these, while they're inspecting the home.

If more home shoppers used home inspection checklist while shopping for houses, we would probably have more satisfied homebuyers than dissatisfied ones. Recently just purchasing a home, we had our real estate professional, the previous homeowner's real estate professional and a mortgage lender, involved in the purchase of the property.

There was a home inspection report from the current homeowners, available for us to look at. It provided us with the damaged parts of the home that were repaired or replaced. Some of these repairs were from termite damage and it was stated so on the report. This was helpful information for us as we walked around the home inspecting it for damage.

The work that was repaired to look satisfactory and the rest of the home had minor damage. Listening to one of the real estate sales people that were involved in the transaction, you would've thought we would get in the deal of a lifetime and they had nothing but good news to say about the product they were representing. I easily understood that, this person could have influenced some one into believing that the home was in great shape, if they didn't have a home inspection checklist with them.

The home had been re-carpeted, painted and was in generally good shape. The problems with the home, were the old windows that were hard to open, the heating unit leaked gas, the tile flooring that ran through the kitchen and a large room addition looked great, except for one thing, they installed the tile over linoleum.

This eventually will have to be replaced as the tile starts to separate from the linoleum. While I'm writing this article, there's about 40 square feet of tile that needs to be replaced, because it's popping up and cracking.

A home purchasing checklist does not guarantee that you will find everything but can't eliminate some of the things that homeowners have the biggest problems with. If you could just eliminate one of these problems, the small price of purchasing, one of these checklists would be worth it.

Home purchasing checklists provide protection for the shopper and I would recommend, never shopping for a home without one.

The stair building code was created for building safety. Before the building code and local city enforcement (Building Inspectors), anyone could build a house. This meant Uncle Earl who had just watched a couple of his friends build a house down the street construct some sort of a dwelling. The next step for Earl would be to help these guys for a day and now he is a professional home builder. You get the point.

Stair Building Codes create the safety needed for one of the most hazardous areas of your home. You might know someone who has fallen down a stairway?

I lived in a house I built for 15 years and I redesigned the stairs from a winder design to a T shaped set of stairs. Both sets of stairs were built using the local stair building code for my city.

Wow I could not believe how many times my family members fell down the stairs. I even fell down once. I was amazed. When I switched from the winder to the T shaped stairway there were less accidents. My point is that even using the stair building codes this is a dangerous part of your house.

Having a professional stair builder install your stairs is great advice. Take it. For example this happened to me on quite a few jobs. I get a set of plans from a architect who has been designing houses for over 40 years. I looked at the stairway to find out that he has designed a stairway that is too small for the length of this part of the home. If I build the stairs using the plans that by the way were approved from the local building department, I could have a problem.

You are probably asking yourself how does this happen. Aren't these people experienced professionals. Of course they are. They probably have the U.B.C. (Uniform Building Code) in their office somewhere. Everyone makes mistakes here and there but this is one area of the home where safety is a big concern.

Just look at it like this. The stair building code was designed to improve the safety and reduce the number of accidents while using the stairs. Over the years I have seen stairs poorly designed and constructed. These stairs create problems for the owners of the buildings not just the people that use them. Did I mention lawsuits. This is one area where a lawyer will have a field day.

As a building professional I advise you to use the stair building code first for safety and second to avoid lawsuits. Get an idea from some of the pictures I have taken over the years on problems with stair building.

Use common sense while building or remodeling your home. It goes a long way.

Retaining Walls Suffer From Moisture Problems

Whether you're driving down the road or through a neighborhood and you notice a retaining wall that has large cracks in it, or is severely discolored, or one that has white calcium deposits from moisture covering the entire wall, you've got problems with moisture.

The retaining wall is designed to hold the dirt back, that's it's sole purpose. It's not going to hold any moisture back unless someone has installed a waterproofing membrane to separate the soil from the concrete block wall. If the soil isn't ever going to get wet, then you probably don't need to waterproof the retaining wall.

However that's normally not going to be the case. So we need to waterproof the interior of our retaining walls to eliminate future moisture problems that could eventually, deteriorate as moisture starts to accumulate, inside of our block wall for a longer periods of time.

If you don't know anything about waterproofing, I would suggest that you hire a waterproofing expert. Waterproofing looks easier than it actually is, and might be out of your scope of work.

I'm not going to suggest that you use waterproofing paints, because I haven't seen great results with these products. However, if you're not that concerned about your retaining wall and are looking for a cheaper way to apply any waterproofing materials, these paints might not be a bad idea. Sometimes, Something is better than nothing.

If you live in a relatively dry climate, it might not be necessary to waterproof your retaining walls. But if you live in a damp or moist area, especially an area where the ground is moist all year round or more than six months out of the year, I would suggest that you waterproof the back of your retaining walls.

Don't Let This Happen to You - Home Computer Electrical Damage

If you've read any of my other articles, you know that I am always coming up with great ideas, tips and even a couple of stories that can save homeowners lots of money. Here's another one of those stories, that involves a friend of mine who asked me if I could fix his outdoor electrical outlet.

I was over at his house one day, and told him that I could probably fix the electrical outlet and if we needed any parts, we could run down to the lumber yard and pick them up and his problem would be solved within a few hours. This two hour repair was about to cost him the hard drive on his computer, but neither one of us had any idea what was about to happen.

We each agreed to give it a shot, I told him to go over to the electrical panel and turn off the breaker that went to his outdoor shed. He proceeded to turn off the breaker and yelled out," It's off, try it." I plugged in an electric drill and it was still working, as he was walking around the corner, towards me, I showed him that the drill was still on and he hadn't turned off the right electrical breaker.

He went back and turned off a couple of more electrical breakers and the drill was still running. Now he frantically started to turn off one electrical breaker at a time, until I yelled out," It's off, the electrical power is, off you can stop."

I repaired the electrical outlet and he went back to turn every electrical breaker back on that he had turned off. We were proud of ourselves and he now had electrical power, back to his shed and he was happy.

Now for the bad news, his computer was running and when he turned the electricity off and on, it must've done something to his computer hard drive and it now needed to be replaced.

The moral to the story, isn't that you shouldn't help your friends. It's that you should, make sure that your computers are safely off, before you attempt to do any electrical work to your home.

It wouldn't be a bad idea, to have a battery backup, for your computer, if you use it often, just in case there is an electrical failure or something happens like the story above.

I've been a contractor in the state of California for over 20 years and there are some things that a homeowner won't tell a contractor. These are a few things that a contractor might want to hear, but a reluctant homeowner, might have second thoughts telling their contractors how they really feel.

1. We are happy with all of the work that you did in a timely manner and we appreciate your services.

2. We are happy with the way you performed your construction tasks, efficiently and we appreciate your services.

3. The work was done by a true professional and we would recommend you to any one of our friends.

4. The payment plan that you created in the contract worked out perfectly and never made us feel uncomfortable. It never seemed like you had too much of our money or we were putting you in a bad spot financially.

5. Thanks for keeping the job clean, it meant a lot to us, because we have seen other construction jobs that look like a tornado ran through them.

6. Thanks for helping us with our design. Working with your contractor on a daily, weekly or monthly basis can be frustrating or joyful. Let the contractor know either way how you are really feeling.

7. You and your crew are extremely hard-working and we appreciate the simple fact that you didn't come to work late or leave early.

8. Thanks for the reasonable priced estimate on our project. You helped us say a lot of money and we appreciate that sincerely.

9. Thanks for doing the extra work at a reasonable price. You could have gouged us at certain times, but you chose to be fair and work things out, in a way that would benefit both of us.

10. This one is the most important and often overlooked by homeowners and it's simple and easy to do. Thanks for doing what you said you were going to do and actually doing it.

Just a simple thank you and paying them on time, for a service well done is enough for most contractors. However, a little common courtesy can go a long way, even in the construction industry.

Proper Installation of Bay Windows

In order to properly install your new bay windows, you will need a few basic tools to assist you with. If you have a measuring devices like a handy tape measure and a long ruler or a framing square, you are almost ready to begin with your bay window project. As for cutting, shaping and other devices, be prepared with a sharp saw, drill and bits, a portable crow bar and a trusty stapler. A handy utility knife can also be of use for shearing small edges.

A basic package of a bay window must consist of the bay window unit itself. It should go along with other components such as fiberglass insulation, the brackets that will hold the bay window unit in place, nails, shingles and a caulking that is usually made of silicone. It is best to run a thorough check of all the materials, as they have to be complete to get you started. A window skirting for your bay window should be made of thick boards to support for the base unit. You will also need additional materials in any case you are installing a new window out of a space that was previously a blank wall. In the same manner, installing a new window out of an existing window, framing add-ons should be readily available, along with cripple studs.

Steps in Installing Bay Windows

The installation of a basic bay window comes in several steps. You have to follow closely to achieve a well-installed bay window at home.

First, locate a fitting area where you will position your new bay window. Locating a fine place for a bay window can be in an existing window that you wish to enlarge. In this case, remove the existing window from its case. Take note of the size of the new bay window that you need to install. This should be the size of the actual hole of your wall from where you removed the old window. Put appropriate markings on the exterior of the house to serve as your guide as you cut through them.

If the required opening is already achieved, you are ready to start with the framing. Prepare the studs, sill, and a new header to make up for the new frames. If you want your new frame to be more durable, prepare sturdy materials and work on them with the proper cutting tools.

With the framing ready, produce the support braces and have them installed. If this is done, ask a buddy to help you lift the window unit and slowly slide it through the opening that you made. Lock it in all the corners and consider adding support braces if necessary. A larger window would normally require more support braces.

The next part to install is the window's roof. It should consist of ample amount of insulation, roof sheeting and roofing paper. By the frame, staple the roof sheeting before wrapping it with the roof paper. The drip edges and the flashing comes next and lastly, the shingles. Do the same thing for the window skirting at the bottom. To polish all installation, have your caulking gun ready and seal all edges with silicone caulking.

These easy to follow steps also go along with your do-it-yourself bay window packages. The best thing to do is to read through them carefully and be sure to follow them religiously. The hint is doing things the right way and that can be achieved by sticking to the rule sheet.

Construction Contracts - Homeowner Tips

State laws are making it really tough on contractors by requiring specific disclosures and statements in their home improvement and construction contracts. The days of handshake agreements are over. Failure to include state-mandated disclosures or statements in a construction contract can result in fines, or make any construction contract null and void.

Many contractors are unaware of these state changes in the laws affecting contracts. Contractors typically run small businesses and put their emphasis on building to state codes rather than keeping track of legal changes required by state contract law. Many contractors still do business on a handshake or use a simple "boilerplate" one-size-fits-all contract that most-likely omits specific state requirements.

Some of the toughest states on construction contract requirements are Pennsylvania, Texas, New York, New Jersey, Florida, and California.

Pennsylvania requires a long list of disclosures to appear in a construction contract - such as start and finish dates, names and addresses of subs, insurance coverage and a phone number for Pennsylvania Bureau of Consumer Protection. Omit these disclosures and your construction contract is unenforceable in Pennsylvania. Some clauses that are commonly found in home improvement contracts can actually render the contract unenforceable. Failure to comply with the state requirements is a misdemeanor if the contract is for a small job under $2,000. But if the job is a larger job - for over $2,000, a violation is a felony.

Texas requires that contractors deliver a 2-page disclosure statement before the construction contract is signed. Texas Property Code requires a notice in contracts for building or remodeling a residential property that qualifies as a homestead. Forget this notice and you're liable for up to three times the actual damages plus attorney's fees. Arbitration clauses in Texas construction contracts have to be in 10-point bold type, or they're void.

New York requires a long list of specific disclosures in contracts for home improvement, home repair, and construction of custom homes contracts. Failure to comply brings a fine of $100 to $2,500.

New Jersey requires all home improvement contracts for more than $500 be in writing. Failure to comply can result in offering the property owner a full refund, or awarding three times any damages caused.

Florida requires a 3-day right to cancel in your contract or you're subject to a $1,000 fine. Omission of the construction industry recovery fund notice in a contract risks a $500 fine.

California requires specific disclosures in every contract. Omit the ones required by sections 7030, 7159 or 7164 of the Business and Professions Code and you may be explaining to the State License Board why your license shouldn't be pulled. If your contract doesn't have the disclosures required by the Code of Federal Regulations section 460, you may be subject to a $11,000 fine! At best, you have no right to collect.

How can contractors protect themselves? Large construction companies hire lawyers to write their contracts. Smaller home improvement contractors have to figure out for themselves what they have to include in their contracts to make sure that they're in compliance. A contract that doesn't have all the disclosures required and that doesn't meet all your state's requirements is like not having a contract at all. Not only are you at the mercy of your customer's goodwill, but you could be in trouble with the law.

When hiring a contractor, look for someone who has your interest in mind first and not theirs. Find someone who is willing to help with the designed process of your bathroom and the remodeling. If you find a contractor to be arrogant or controlling, there is a good chance, your bathroom might not turn out the way you envision it.

When hiring a contractor for your bathroom remodeling project or any home improvement project, the most important thing to keep in mind is, whether or not you feel comfortable with this person or not. Never hire a contractor you're not comfortable with.

So there you have it, I predict that changing light bulbs in emergency exit signs IS a thing of the past... or soon to be.

Sauna Bathing Or Steam Bathing - Home Tips

Sauna is the Finnish word for "bath". Finns who immigrated to the United States centuries ago brought with them a unique bathing custom, which is now only beginning to become popular here. Often confused with a steam bath, a true sauna bath is very different, even though both types of baths offer the same therapeutic benefits.

The temperatures in a traditional sauna can actually approach 200 degrees Fahrenheit! The extremely low humidity present in the sauna makes these temperatures tolerable. Properly designed, the sauna's relative humidity rarely exceeds 2% or 3% when operated in the "dry" mode. This permits the copious amount of perspiration produced by the body to dry quickly thus having a cooling effect.

All Scandinavian style saunas have a radiant air heater, which has a container of stones. These stones retain and radiate heat more consistently, which is why the Tylo electric sauna heaters have such a deep stone compartment. The stones can also be sprinkled with water to produce the wet sauna. This creates bursts of steam (called loyly by the Finns), which disappear quickly into the porous soft wood of the sauna. Humidity then climbs from a few percent to 10-15%. This instantly intensifies the sauna's heat as if the temperature had increased drastically (although it may even have dropped slightly).

In contrast, a steam bath makes use of a steam generator. This device heats water directly, not air. The steam room enclosure fills completely with condensed vapor. Clouds of steam envelope the bather. The humidity exceeds 100% and the temperatures are much lower than those of the sauna. Because of their very different modes of operation, the choice of construction materials is critical. A totally non-porous material such as tile, glass, or plastic is the choice for a steam room.

Previously, a homeowner desiring a steam room needed to frame and tile an enclosure and then fit it with a steam door. While this resulted in a beautiful installation, both the labor and materials made this method quite costly. Now, modern plastic technology has made the easy to install enclosure available. It has drastically reduced the cost of installing a steam room in your bathroom or exercise room. The Tylo Steam room enclosures are easier to install and more efficient than their framed counterparts by virtue of their design.

Although the steam room enclosure must be non-porous, the opposite is true of a sauna room. A sauna must be constructed of porous materials (meaning some type of wood), and it often actually employs air circulation through intake and outlet vents. Many varieties of wood are acceptable for sauna construction, but care must be taken when selecting the type and grade.

Whether it's dry heat or clouds of steam, the choice is yours and it is only a matter of taste and lifestyle.

There are several different methods used to build walls. This article will discuss the ICF method. We will look at the materials used in this method and then list the conclusions reached based on these materials. If you are standing inside the house, we will talk about the materials from the inside of the house to the outside of the house.

Gypsum Wall Board - this material absorbs water. The moist Gypsum wallboard can contribute to mold and mildew.

EPS foam - very good insulation properties. It is 'continuous and touching' which provides excellent energy savings.

Concrete - this material is poured in what is known as a 'continuous pour'. Even if the concrete is poured in lifts, the adhesive properties of concrete to itself allow the pour to be considered continuous. This material that goes from free flowing to rock solid is what provides the best-sealed envelope of a home.

EPS foam - very good insulation properties. It is 'continuous and touching' which provides excellent energy savings.

Cementious Finish - typically a fiber mesh wrap is applied to the walls and synthetic stucco materials are installed in two applications to get the requested look by the homebuyer.

Windows and Door openings - typically the openings are formed with 2x12's cut down to the width of the foam blocks and braced to accept the concrete pour. The 2x's are fastened with J-bolts that are placed prior to the concrete pour. An issue with the openings is that they have wood in the exterior walls in the areas where water has the highest possibility to enter the house. This creates the possibility, and likelihood, of water entering at these locations (the same as a wood framed house.) Remember, when the air is flowing thru the return air it is pressurizing the air which means 'additional air' has to come in the house. The window and door areas are where this air will come from, which allows water to get further into the wall, into the wood 2x bucks and farther away from the edges. This makes it take longer for the moisture to get out. When this occurs this will lead to the formation of mold and mildew.

Ease of construction - the trained skill level to build the walls of a custom home are similar to the skill level needed to build a concrete block home, or for a skilled carpenter to build a wood framed home.

Issues during construction - typical issues are proper bracing to minimize/eliminate concrete spills (blowouts) and bracing to keep the walls plumb (vertically aligned) and straight along the top of the forms.

The ORNL (Oak Ridge National Laboratory, contracted by the United States Department of Energy) after testing all 16 methods of construction proves the method of construction that Insulated Concrete Forms (ICF) utilizes is the second best method of building a home (by approximately 9% less savings) in regards to energy savings. About half of the work in our office is new construction and half renovations and additions.When designing a home from scratch some of the most important elements to study(besides the clients wishes) are views, site features, sun and wind direction, and the approach to the site.

The most important single element in an addition/renovation is the existing building. Sometimes the portion you save and restore is key to the rest of the project.Although it is almost impossible to perfectly match the 200 year old materials which have aged in place, flooring recycled from salvaged barn beams comes pretty close.In the northeast we are particularly lucky to be working with craftsmen who take their work as seriously as the people who built the original homes

A case in point is a project we recently finished which included additions, renovations and restorations.Like most old homes it had been added onto by successive generations of home owners.Also like most old homes, some additions were done well and others were not thought out quite as fully.The historic portions of this home set the tone for the rest of the project.In addition to relating to the existing home and meeting the spatial requirements of our clients, it was critical that we save two large very old very large oak trees.Needless to say the oaks are doing fine.

When adding to a very old home every wall that is opened reveals the secrets of the carpenters which has been hidden away for sometimes centuries.Those carpenters often recycled posts and beams from even older structures.When times were tight, it seemed they used every piece of scrap wood they could cobble together to make the building stand.Most of all those explorations inspire awe and respect for the people who built these wonderful buildings by hand.

Not every renovation/addition project has a great existing building to take inspiration from.Often the portion which is added becomes the stronger design element and therefore influences the rest of the existing home.I don't know if that is the tail waging the dog, but sometimes perhaps the tail should do the waging at least in home design.

I must admit, that adding onto an historic home is like working with a colleague whom I respect and admire.We are challenged by those homes to do our best.

Installing Molding For Interior Doors

When installing door trim, some carpenters begin with the legs(vertical pieces); Others prefer to hang the top trim first. Installing the top first has the advantage of offering precise control over the most finicky part of the installation, the miters. Once the top trim is up, install the legs one at a time, positioning each so that the miter is perfect. If you install the legs first, you'll have to fit the top trim on both miters simultaneously. Unless both miters are perfect and the legs perfectly parallel, you are bound to get gaps you can't close in your work.

Lay out out the reveal., The door trim is never flush with the edge of the jamb; typically it sits back from the edge by about 1/8th inch. The space, or reveal, leaves enough room for the hinge barrel and provides a margin of error if the jamb dips.

The frame on the prehung door is likely to have a layout line on it that marks the edge of the reveal. If you work on an unmarked door frame, set a combination square to 1/8 inch, and guide it and a pencil along the frame. Mark the reveal on both sides and above the door.

Measure and miter the top trim. First cut a 45-degree miter on one end of the top trim piece; hold it in place to mark the inside point of the second miter cut. Lay out the cut with a combination square, and cut it with a miter box.

Nail the top trim in place. To help position the trim, miter two scrap pieces of molding, and clamp them in place along the sides of the door frame. Cut and place the top trim and adjust as necessary to get a tight miter. Nail the top trim into the jamb. Leave at least 1/8 inch of the nails exposed in case you need to adjust the piece later. Use #6 finishing nails for the jabs and #8 finishing nails through the trim and into the studs.

Miter the legs. Mitering a piece to fit can be tricky. Make it easy on yourself by mitering the legs before you square them off. Then place the legs against the frame so they are upside down. This leaves the miter on the floor and the fulll length of the trim extending toward the ceiling. Mark where the tiop trim touches the leg and cut the leg quare at the mark.

Nail the legs to the door frame. Start at the top, holding the leg so the miter closes tightly, and drive a #6 finishing nail through it and into the jamb. Work down the leg, flexing it if necessary so that it aligns with the line that marks the framing behind the wall. Repeat on the opposite leg, and then set all the nails. To keep the corners tight, predrill and drive a #6 finishing nail at an angle up through the edge of the leg, through the miter, and into the header molding.

Begin by thinking about who is living in your home and about who is likely to be living in the home in the next five to ten years. Are there young children in the home? What is your age? Will anyone with a disability be in the home? Will your parents/grandparents be moving in with you? Planning the safety features of your home starts with the special needs and unique challenges faced by individuals in your family and by the design of the home itself.

One of the most obvious potential dangers in any home is a staircase. How steep are the risers? Are the stairs covered with a material that makes it likely or unlikely that someone could slip and fall? Are their railings or banisters on both sides? Have you installed adequate lighting at the top and bottom, as well as over any landings? Are the rails or banisters at the correct height? Could someone fall between the vertical supports?

Choose sturdy or built-in bookcases that cannot be pulled over by children. Ensure that all office equipment in the home is out of the reach of children, especially paper cutters, shredders and sharp objects.

Repairing Scratches in Laminate Flooring

When I moved into my home, the floor in the living room had just been refinished with beautiful honey toned laminate flooring. It was beautiful and it fit my decor perfectly. The only problem was the fact that one of my chair had popped a cap, unbeknownst to everyone involved, and it wasn't until a few weeks later, when I went to rearrange a few pieces of furniture, that I noticed it. Much to my horror, the gleaming floor beneath the chair had become a scratched mess and I shuddered at the thought of having to fix them.

Now, I'm sure that I am not the only person who has had to deal with scratched laminate flooring. In fact, I'm almost positive that the problem is universally shared. The simple truth is, if you are going to own laminate flooring, at one time you will own scratched laminate flooring. Most people would simply sigh and shift the furniture around to cover the evidence, something that I actually did for a few months, but laminate flooring can be fixed without having to tear out pieces and replace them.

Most repairs in laminate flooring are pretty minor. A glass may have fallen and gouged a small hole or the kids may have scraped a toy car, minus wheels, across a small section. The scratches and holes are simply surface damage but they definitely detract from the once shiny beauty of your floors.

With minor damage, you will only need to do minor repairs to your laminate. Unfortunately, as with most repairs, there is nothing regularly stocked in your shelves that will fix the floors. You will need to make a run to the local home hardware or flooring store to pick up a repair kit. Some manufacturers will make repair kits for their flooring so the best place to start is the store where you purchased your flooring.

If you aren't sure of the manufacturer or the manufacturer does not have a repair product, simply purchase a generic repair kit. A repair kit usually consists of a tube of putty or wax. This is your actual filler. Some repair kits have colored putty while others have paint that you mix to create the matching floor color; this you mix with the putty before applying. Both are perfectly fine to purchase and you will usually run yourself about ten to twenty dollars.

Some repair kits come with putty knife and everything else you need but if it doesn't simply pick up a putty knife while you are at the store. Popsicle sticks work perfectly for applying the putty to the crack.

Before you start repairing your scratches and dents, make sure the area is clean of any debris and is dry. There is no sense repairing a spot if a patch of dog hair is going to be glued into the floor. Once the area is prepared, it's time to get mixing.

If you went with a colored putty that matches your floor, all you will need to do is spoon in the putty, but if you went with a mix, you will need to match and create the desired color. Once you have that, spoon in the putty and smooth with the putty knife. Remove any of the excess putty so you have a smooth surface. Lastly, wipe the area around the scratch, being careful to not touch the repaired scratch with a clean cloth to wash away any residue.

Once it dries, your laminate flooring should look as good as new.

Sometimes, you will find the occasional scratch that is too shallow for the putty to work properly. If this is the case, the best product on the market is ScratchAway. Now, I want to point out that the savings and payback period should not be the only criteria for making a decision. I firmly believe that environmental responsibility should be a high priority, but am also sympathetic with anyone who refuses to pay tens of thousands of dollars to install a system in order to completely live off the grid. There should be serious effort on the part of industry and government to invest in the advancement of the technology, and to drive down the cost, in order to make it easier for homeowners and businesses to make a shift in their energy use.

Shifting global energy use towards cleaner sources is very possible, but it will require a utilization of all the renewable sources available worldwide. This will mean that the areas of the world that are rich in geothermal energy, would contribute to the energy "pot" along with those areas that are rich in say, wind energy or solar energy. There are few places in the world that will have all their energy needs satisfied by a single local and renewable source. This will mean that "sharing" of renewable energy must occur across all borders. It will take a keen understanding of what best applies to different areas and then proceeding forward. For the most part this must happen on the industry scale, where the economics of scale will make it most feasible. Individual home and business owners can certainly do their part as well, either in using less energy and/or reducing dependence on the grid by installing some solar panels, or maybe a wind turbine, which they can afford. Certainly those people with larger properties, such as farmers, can make the most of this. But most don't have this opportunity. So for the most part, renewable energy must come from large scale applications designed to power hundreds, if not thousands of homes, per installation.

Let's look at the key areas of renewable energy potential.

Solar Energy

Photovoltaics

Photovoltaics (solar panels) can generate electricity year round but their output can vary depending on if it is sunny or cloudy. Their output efficiency is 10-15%, meaning that 10-15% of the solar energy that reaches the solar panel is converted into electricity, which is somewhat low. Furthermore, their cost is high, around $10/Watt if you're looking at a home installation. The cost per Watt tends to be lower for large utility-scale installations.

Solar panels utilize the "photoelectric effect" to produce electricity. The sun's photons excites the electrons in the photosensitive panel material to produce electricity. The technological hurdle in constructing solar panels is that the photosensitive material made out of high-purity silicon, has to be "grown", which is a slow process. Because of this the economics of scale don't benefit large-scale production of solar panels as much as say, wind turbines which can be produced at a faster rate. Nonetheless, in certain applications solar panels are valuable since they are a consistent source of power as long as there is regular daylight intervals, which is true almost everywhere. If budget is not an issue and you want steady reliable power from one single source that is almost entirely independent of geographic location, then solar panels are for you.

A further advantage of solar panels is that they require little maintenance once they are installed. There are no moving parts. All that is required is to keep the surface clean so that sunlight can get through.

Solar Thermal Energy

This source of power is most suitable in areas where there is little cloud cover year round. It relies on the unimpeded intensity of the sun, just like a magnifying glass will only focus sunlight when there are no clouds blocking the sun. The energy efficiency achieved by solar thermal can be twice that of photovoltaics.

There are two main methods to capture the sun's thermal energy. The first is with flat-plate solar collectors. These are collectors with a clear glass plate on top to help "trap" the sun's heat, much like a "greenhouse" effect. This causes the interior of the collector to heat up. On the interior of the collector there is tubing which is painted black in order to better absorb the sun's heat energy. This, combined with the "greenhouse" effect, will result in the tube temperature reaching 80-90 degrees Celsius.

Inside the tubes there flows a coolant that heats up and then flows out of the collector and exchanges heat with another device, such as a water heater. This helps reduce water heating costs. This heat can also be used for space heating, reducing costs there as well.

Flat-plate solar collectors can also be "evacuated". A vacuum is created between the collector tubes and an outer glass tube. This allows the collector temperature to become even hotter, over 100 degrees Celsius. The reason it gets hotter is because, in the absence of air, there is no heat loss due to convection, which is basically the transfer of heat to the glass tube, with air as the transfer path. With this heat loss medium removed, the collector heats up more.

Solar collectors are among the least expensive of all solar installations, costing only a few thousand dollars for a typical home installation.

The other way to collect the sun's thermal energy is by focusing the sun's energy on to a small area, much like a magnifying glass, resulting in localized very high heat. This high heat can be utilized for electricity generation.

One application for concentrated solar heat is in "power towers". Using many heliostats (mirrors), the sun is focused onto a central tower using tracking mechanisms. The power tower receives this concentrated energy to heat up water and run a steam turbine to generate electricity. Heat from the power tower is initially stored in a salt compound which becomes liquid at high temperature, and its heat is then used to turn water to steam. Because of the ability of salt to act as an efficient thermal storage at high temperatures and low pressure, it can be easily transported through piping and into a storage tank for subsequent use in the steam generator. It can store sufficient heat energy to provide electricity generation well into the night, well after the sun goes down.

The efficiency of a power tower can be around 20%, which means that 20% of the sun's energy falling on the mirrors can be converted into electricity. Efficiency as high as 25% can be achieved with larger installations. Efficiency is somewhat proportional to the size of the installation.

Another means to utilize the sun's thermal energy is with a solar concentrator, such as a SunCatcher system. A Stirling engine is placed near the focal point of a large parabolic dish, around 11 m in diameter. The dish is pointed directly at the sun by using a tracking mechanism. This allows the sun's energy to be focused onto a receiver placed at the focal point. This receiver channels the heat energy into the Stirling engine which then generates electricity.

The Stirling engine is unique among engines in that all it needs to run is a hot and cold source. In this case the hot source is the sun's heat and the cold source is the ambient air. The concentrated heat energy of the sun hitting the receiver can be as much as 800 degrees Celsius! The higher the temperature, the more efficient a Stirling engine will be, which is why a parabolic dish is much more effective than a solar collector as a source of heat. It generates more power per unit area of sun exposure. In the SunCatcher, the efficiency is around 30%, which means that 30% of the energy that reaches the parabolic dish is converted into electricity. This is the highest efficiency of any device that converts solar energy to electricity. It is comparable to coal generating stations which can operate with an efficiency of 35-40%. Each SunCatcher can generate an average of 25 kW of power. That is enough power for a dozen homes.

The SunCatcher is ideal for scalability in that it is modular, meaning that to get more power you simply add more units. This type of scalability is not as easy to implement for a power tower.

Areas such as the southwestern United States are ideal for solar thermal energy. Any areas that have ample sun and little cloud cover year round, are suitable. The outdoor temperature does not have to be hot year round. As long as the sun is shining the receiver can reach a high temperature. In fact, the efficiency record for a SunCatcher was set on a cold and sunny winter day. This is because the cold "source" temperature, which is the ambient air, is colder than in summer months. And since the efficiency of a Stirling engine increases with increasing temperature difference between the hot and cold source, it resulted in a higher than normal power output.

The disadvantage of a SunCatcher power plant is that it can only output power during the day. There is no overnight storage capacity as is the case with a power tower. However, it is still valuable as it can help reduce grid load by offsetting some of the peak power use which is generally during the day.

Currently, these SunCatcher units are very expensive, around $250,000 per unit. However, this is the cost of making prototypes. Economics of scale can greatly reduce the cost, since these are essentially mechanical devices which can be manufactured at high volume, the same way as automobiles. And indeed, they are not as technologically complex as many of the cars produced today.

Wind Turbines

Wind turbines have little environmental impact and in high volume can greatly contribute to grid quality electricity. For large installations (on the order of MW), the rated power output is 1 Watt per 1-3 dollars of installation cost. Compare this to large installations of photovoltaics that have a rated power output of 1 Watt per 4-7 dollars of installation cost. Wind is (currently) a better return.

Wind turbines are one of the largest sources of renewable energy production in the world. In Germany they supply nearly ten times as much energy as photovoltaics. The same can be said of the European union, which leads the way in renewable energy development.

As said before, it's easier to produce wind turbines in large volume than photovoltaics, since they are basically mechanical devices. This no doubt contributes to their much larger numbers.

Wind turbines work best on a large scale in large open areas, where one can install towers tall enough to capture the full brunt of the wind energy available. Coastal areas and areas near large bodies of water are often best suited for wind power.

Wind turbines can be very large, up to 200 meters tall, with 125 meter blade diameter, providing up to 6 MW capacity. One such turbine can power thousands of homes.

To have the best chance of producing steady output power, it is necessary to install wind turbines in numerous locations, spread out across large regions. This way, even if one area has insufficient wind speed, statistically speaking there is enough wind blowing in different areas such that the wind turbines will produce steady output on average. Wind speed varies much more with respect to local regions than does other sources of energy such as solar, so multiple installations covering a large area is essential.

Geothermal Power

This is heat energy that is captured from underground, which is escaping from the earth's core and venting close enough to the earth's surface to be accessible. Certain areas of the world are rich in geothermal energy, such as Iceland. This energy can be used to heat water and create steam to power turbines that generate electricity. It can also be utilized to heat homes.

The technology is progressing so that areas that were previously considered "too deep" to access geothermal energy can now be drilled and tapped. This will contribute to the number of areas that can be harvested for geothermal power.

Wave and Tidal Power

Wave power is generated by using the "up and down" motion of waves to drive a generator using an actuator such as a hydraulic ram.

Tidal power is generated by placing turbines underwater that rotate due to the bulk motion of the water. This is similar to how wind turbines rotate in the presence of wind.

Biomass

This entails the burning of plant matter for energy. It is carbon-neutral because during the life of a plant, it captures carbon dioxide from the air, using photosynthesis. This carbon is stored in the plant tissue. When the plant is burned it releases its stored energy as heat and the carbon dioxide returns to the atmosphere. So there is no net gain or loss of atmospheric carbon dioxide. Therefore it is carbon-neutral. Sources of biomass can be wood or plant husks. Ethanol derived from sugarcane is another example.

Hydro Electric Power

Many are familiar with this mode of power generation. It is the kind of power that uses the gravitational potential of falling water to rotate large turbines. Niagara Falls is an example, along with the Three Gorges Dam in China, which will produce 22 GW of power when completed. That is enough power to supply almost the entire province of Ontario.

Hydro-power is an excellent source of power when used from natural sources. It can become an environmental problem when large stretches of land are deliberately flooded to achieve it. Notwithstanding, it remains one of the largest sources of renewable energy.

Looking at all these options, it becomes clear that the solution is not a single one, but all of them put together. Different areas of the planet would lend themselves to different renewables. Some areas would be best suited to solar energy. Others may be better suited to wind power. While others may be best suited for geothermal or even tidal power. Combinations are certainly possible if the natural conditions favor it.

It's also clear that mechanical means of extracting energy from nature will form the bulk of clean, non-polluting, energy sources. It is a fact that the motion of wind and water lends itself more easily to power generation in more areas of the world than does solar. And it's fairly easy to scale up these sources. You just "add" more units.

The job of government and industry is to push for large scale installations where they are feasible, as they will supply the bulk of the electricity needed by society. Economics is not the only hurdle here. There has to be a willingness to invest in something which cannot have a price tag on it. Maintaining a habitable planet should be a priority no matter what.

The role of the home and business owner is to participate in the effort to use less energy, and conserve more. This could be by driving less, using public transit more, installing more energy efficient appliances even if it costs more, and being more cognizant of where energy use in general can be reduced. Doing this and making this part of a way of life need not be perceived as a sacrifice, but a responsible way of living harmoniously with our surroundings.

How to Replace an Old Window in Your Home

A Guide to Installing a New Window in Your Home

If your old wooden window is drafty, does not open or close well, or is showing signs of water damage and decay, it is probably time to think about replacing it with a new state-of-the-art Low-E glass, vinyl clad window.

Also, if the glass pane associated with your existing old wooden window is foggy or you can feel cold drafts during the winter months emanating out from around it, or you need to hold it open during the summer months with a prop of some sort then it is definitely time to replace it.

Replacing an old window is something a Do It Yourself homeowner can tackle with some basic carpenters knowledge and a few basic carpentry tools that you probably already have in your home.

Purchasing the Proper New Window

Prior to installing a new window you first need to figure out what size window to purchase. The key parameter required when ordering a new window is its rough opening. This is specified by the window manufacturer and tells you how large of an opening you need for installing a specific window. Typically the rough opening is 1 to 2 inches taller and wider than the actual window itself.

You may need to remove the interior trim from around the old window to obtain the rough opening dimensions for your new window.

Make sure you purchase a new window that has rough opening requirements that are equal to or smaller than your measurements.

Removal of the Old Window

Once you have purchased your new window it is time to remove the old one. Using a hammer and a claw remove the old exterior trim and any nails that may be securing the window to the home. There may be a nailing flange around the perimeter of the old window. Simply use your hammer and claw to remove these nails.

With the nails removed the window should be able to be pulled out of the window frame opening.

Installation of the New Window

With the old window out, it is now time to install the new window. Before, installing the new window, make sure the rough window opening is clear of any debris and any old nails.

Place the new window into the window opening and center it within the window frame.

Use a level and a measuring tape to make sure the window is plumb and square, otherwise the window will not work properly. You may need to add some shims to plumb and square up the new window.

Once the window is plumb and square within the window frame, fasten it with a couple of nails. With most new windows they come with a nailing flange that makes nailing the window to the outside home exterior straightforward.

When nailing the window, start on the upper right hand side and work your way down with just a couple of nails. Check again with the level to make sure the window is level and plumb. Also take one more look on the inside of the window to make sure the window is square and centered.

If the window has remained square and plumb, go ahead and install a couple of additional nails on the other side of the window. Again, one at the top, and the other about halfway down the window.

Then go into the home and remove/cut away the retention bands that held the window square during the window installation. Slide the windows up a down and see if they operate smoothly.

If the window operates smoothly go ahead and add additional nails every 4-6 inches around the nailing flange of the window. If it does not, you may need to remove one or more of the initial nails installed and readjust the window to make sure it is plumb and square.

With the window now installed, add new trimboards around the window perimeter on both the inside and outside of the window and enjoy your new view.

You MUST seal with water-based sealer before painting, or your wall will look blotchy and diseased. Seal with a color that blends in with the rest of the wall or patches will show through. If you don't have that original paint, mix the sealer with suitably colored acrylic paint to minimize the contrast.

4. You know the saying: oil and water don't mix. Remember that when painting or suffer the consequences. The resulting curdled slush is not pretty. In short, know your paints and read your labels. Latex paint may sound like it's oil-based but it's part-water.

5. Not only is it true that mess is stress, but lack of cleanliness will foul up your finish. You need to clean brushes really well if you don't want previously used colors contaminating your handiwork. Running water and finger massage won't clean properly. Are you building your dream home? If your dream of the future includes a brand new home, you are in a position to make your dream house one that is good to the environment. Here are ten choices that can make your new construction home a lean green machine.

Select a site that is handy to public transportation or otherwise reduces your dependence on automobile travel.
If you're like most people, your biggest contribution to pollution and energy use is driving. When you choose a home site that reduces your need to use an automobile, you'll be reducing the amount of carbon based fuel that you use as well as reducing the amount of air pollution that you personally contribute. Many of the newest subdivisions and communities are designed to put everything that you need within walking distance of your front door.
Choose a design that makes use of natural features and lighting to reduce energy use.
The design plan of your home can make use of passive solar design to make the most of natural light and shade to reduce the amount of energy you use to heat and cool your home. Spring Home Projects in Northern New England

As I sit on a plane in route from Chicago to Boston this evening, I realize I have been staring out into the dark abyss contemplating the arrival of spring. Spring is a time of anticipation and renewed life. A time when the snow finally abates and the Robins return to rebuild their nests. And a time when Tulips and Daffodils emerge from the ground and bloom, if ever so briefly. It is also a time for the voracious Black Fly that we northern dwellers know only too well. For me, however, it is a time to shift into a higher gear; there are outdoor projects that have accumulated over the winter months and there is traditional spring tasks that every homeowner is compelled to do.

There are two main questions I debate as I compile my spring To-Do list: What to do and when to do it?

As always with a non-vinyl sided house, there is painting. Over the years, I have come to the conclusion it is best to paint a portion of the house each year; one year the clapboards, another year the trim, and maybe in the third year the shutters. I am sure the professional painter would beg to differ with my advice, but hey, not all of us can justify the professional painter every 3-5 years, nor can we dedicate an entire week or two of our spring painting the whole house. I have found it best to do the spring painting as soon as the whether gets above 50 degrees. Any sooner, it is too cold for the paint. Any later, and one has to contend with the other flying insect, the hornet.

Another important job, but not so large in effort, is preparing the lawn for the spring rains. First there is the raking. Then there is the application of the first stage of the four-stage fertilizer process, you know, the one that halts the Crab grass in July and August. Usually every other year there is the additional task of spreading the pest control to prevent grubs and moles. Based on product recommendations and when I actually have time, I do these tasks in mid May.

For those of us with bountiful winter snowfalls, many of us have the unique task of fixing or replacing our mailboxes for hopefully the last time, or at least for the next 12 months. This is particularly an aggravating task as we spend much of the time doing it, cussing under our breath the snow plow operator that we know had pleasure wiping out our mailbox.

Then there is the garden. I am not sure why I still bother. Maybe it is due to a memory of my youth, when I spent two summers working on a farm. It may also be some innate desire to see something grow from nothing, that I had a part in. I think it is the latter, but regardless, every April I go out and till, fertilizer and lime the soil, while I sacrifice my body to the Black flies. By May I begin to plant the Peas, Carrots and Onions. By June I plant the Tomatoes, Peppers and Squash. And by July, I am at war with the local Wood Chuck.

Finally, there is the changing of the machine guards; storing the snow blower away and preparing the lawn mower, or in my case lawn mowers. I have the sit-down one for the main course, and a push one for the dessert. As my father-in-law always insists, sharpen the blades before the start of the cutting season and then a couple of more times throughout the summer. Well, being non-retired, I am satisfied sharpening them once before the cutting season begins and I have yet to see any ill side effects.

I see the lights of Boston approaching in the distance. My flight is almost over; however my spring list is nearly complete. I am sure I have missed a few items, but my wife will surely remind me. I look forward to the warmth of spring, but as I look down at my list, I think, Ill just sit back and savor the final weeks of winter.

Everybody gets bored of how their room is decorated at one time or another, and so everyone will wish that they could redecorate their room. You don't actually need to spend a fortune to make your home look like new again, you just need to be aware of a few great tips.

Kitchen Renovations

The kitchen is the hub of any modern home, even if you don't cook you will still use this room on a daily basis. Whenever friends or family come over you always seem to meet in the kitchen! Kitchens get a lot of use, and so they can show the signs of age very quickly. With a few tips you can preserve your budget whilst also letting your kitchen look brand new.

If you have florescent lighting in your room then it can make the whole room look very dated. The easiest solution to this is to replace them and install something which makes your room warm and lighter. There are many different options which you can use here, including track lighting, ceiling lighting, or recessed lighting.

The second thing that you should look at renovating are your cabinets, these get dirty very quickly. Just a simple lick of paint might be enough to breathe extra life into them.

If however you have solid wood cabinets then you might not want to paint over it, you could simply sand the wood down and refinish it. You might also want to remove the centre panel and replace it with something more fashionable like a piece of clear glass.

Renovating other Rooms

The living room or family rooms are the two places that could do with a lot of renovation as they get a lot of use. If you don't have enough money to buy furniture then you could buy covers to put over your existing furniture and make it look new. New drapes can also give an old room a new look.

If there are any stains on your carpet then replacing a carpet would be a very expensive option. You could use some strategically placed rugs to hide the stains. You could also replace the carpet with laminate flooring.

Bathroom Renovations

Bathrooms also get a lot of use, and so need careful attention when renovating them. You should start by looking at your sink and bathtub, as these often start to look grubby very quickly. You can change what the whole bathroom looks like by just replacing these fixtures.

You could also paint all of the walls, but make sure you choose a paint which will cope with the steam in the bathroom.

Other Rooms

Other things which you will need to consider are storage space, nobody seems to have enough room in their house for everything that they need. This can cause many rooms to look dull simply because there is so much clutter. There are many different storage solutions which may be of interest to you, including colorful plastic bins for children's toys, or attractive wicker baskets.

The room which doesn't get much attention is the garage, this could benefit from a few of these tips! Especially the storage tips! Garages would benefit from peg boards to store tools, and possibly racks and shelves to store other tools and big bulky items such as bikes.
