Asphalt Shingle Roofing - Poway Home Remodeling

Is it any wonder why almost 80% of homes in North America use asphalt shingles as the roofing material of choice. The prevalence of asphalt shingles has created a vast assortment of fittings and fixtures designed to work with them. Items such as a multitude of flashing configurations, edge products, and almost every skylight manufactured has an appropriate base configuration for a weatherproof connection with asphalt shingles. All of the material that you need for a proper installation, such as the shingles, tarpaper, nails, vent boots and chimney flashing are available at any home improvement retailer.

The primary attributes of asphalt tiles are:

Although these additional features do increase the price per square, asphalt shingles are still the most economical roofing material available.

Drawbacks:

The serviceable life of asphalt shingles is the lowest of all the roofing materials. Although they are available in numerous grades designated by the expected life, from 15 to 50 years they often need repair or replacement long before their supposed life has expired. The hotter the climate, the shorter the life of asphalt shingles. Many of the asphalt shingle problems that are encountered by homeowners are a direct result of two factors:

  • poor initial installation
  • damage due to sever weather

Poor installation usually occurs in the area of deck preparation, and not providing adequate flashing around items that are protruding through the roof such as vent pipes and chimneys. Other poor installation methods are not using the required amount of nails per shingle and nailing in the wrong area of the shingle. There are many fly-by-night roofing companies that will quote low prices, because they won't be around to stand behind the workmanship. Choose a roofing contractor carefully.

Roof Repairs:

You should inspect your shingled roof and all the flashing at least once a year and after any major storm such as a hurricane. Hurricane winds will remove entire shingles and lift others. Sun and rain can cause asphalt shingles to crack. You should also go into the attic and look up, any sign of daylight means that there is a hole. When inspecting the roof look for shingles that have lost the granule minerals - bald spots, cracked and/or curled.

If you have to make a roof repair, choose a warm day so that the shingles will be flexible and unlikely to crack when lifted. The roofing cements also spread easier in warmer temperatures.

You will know when you have a roofing problem when you see beige spots appearing on ceilings and walls close to the ceiling. Beige spots are a sign of water damage.

Maintenance:

Roofing cement is the equivalent of duct tape for roofs. It will repair most leaks, cracked or torn shingles, patch flashing around vent pipes and chimneys. You can also use the roofing cement to cover nail heads that have been exposed.

Shingles fade with age so any replacement shingles used will most likely be visually obvious. Shingle over damaged ridge shingles, by nailing down all the corners of the old shingle first - do not remove them.

If you have to replace an entire shingle, lift each of the tabs and pry the nails out of the shingle of the one that needs to be replaced. Remove the top corners of the replacement shingle and very carefully, without damaging the tarpaper, slip it under the existing shingles.

Use roofing nails (large head, galvanized) to fix the new shingle to the roof decking. Use roofing cement to cover the nail heads.

Moisture Proofing Your Basement

If you are planning a basement remodeling project then the first thing you have to take care of is to see if your basement seems damp. No one wants to stay in a damp basement. Whatever you plan for your basement whether it's a game room, a home theater or a bath or an extra bed room you have to first solve the moisture problem before you can think of anything else. In fact even if your basement seems dry it would be better to conduct a small test to be sure. A basement finishing can't be complete till you have taken care of this problem.

More often than not, basement-moisture problem is due to improper drainage system. The problem could be lack of gutters like allowing rain water to run directly off the roof. Or it may be due to bad grading i.e. the soil should always slope away from the house but it might be otherwise. There might be a wrongly placed drain pipe that leaves the water near the foundation. Water should always be directed at least 5 feet away from the foundation. Taking care of these areas can solve the dampness problem in your basement.

You can also directly apply concrete water proof sealer to the floor and the walls. There are many different brands that you can find in your home store. Most of them come as a powder that you need to mix with water and apply with a long bristles brush. This keeps the sealer moist for days and allows it to reach into the pores and form a crystalline structure that is able to block moisture.

You'll also need to repair any cracks that are present in the walls. Chisel out hairline cracks at least 3/4" deep and wide. Now fill this gap with some concrete patching material. Treat the cracks in the floor the same way. Chisel them out and fill the gap with some concrete and bonding material. If the matter is not very serious then your basement finishing won't cost much.

However it you are installing an oak door with long solid panels then door weight may become a concern.

For obvious reason you would not want to install cedar garage doors or any wood door in areas of high wind risk. However you can apply a wood door covering to a high wind rated door that will protect your home from hurricanes and meet local high wind building codes. In some case local building codes will not permit the modification. It probably be best find a conventional high wind garage door manufacture that has a very good artificial wood finish embossed on it if you live along the Southeast Coastal areas.

Nailing Or Screwing Drywall

Nails versus screws who will become the winner. When drywall first came out the installers used everything from regular steel nails to galvanized roofing nails. After a short amount of time they started to develop major problems from nails popping out of the finished drywall.

Nail popping results when the nail is driven into moist lumber and as the lumber shrinks the house settles and nail can actually pop out to the walls. Hard to imagine the nail could actually pop out of the drywall as the wood was drying out.

How far the nail would actually pop out was determined by how far it was driven in to the framing studs or ceiling joists. Well pretty soon drywall installers started to use ring shank nails to eliminate this problem. This worked great but these nails were hard to drive in and would often break.

As time went on the nails improved and were made out of galvanized metal with cupped shaped heads and came in a few different sizes. The size of the nail used was determined by the thickness of the drywall. These new nails worked great and had good holding power and eliminated a lot of nail popping.

Using nails means driving them in with a hammer. If you miss the nail you damage the drywall. This seemed to be a big problem and was virtually eliminated with the screws.

Well pretty soon people started using screws which had greater holding power and pretty much nail popping. Another advantage to using screws over nails is the simple fact you need less screws than you do nails to attach the drywall to the metal or wood framing.

This means less labor installing and finishing the drywall.

There is one problem with the screws and that is they have to be set perfectly. They can not break the paper surface on the drywall but have to be set enough into the drywall so that it can be finished properly. Most screw guns have an adjustable setting used to get just the right depth for the screws installed in the drywall. But this also was a problem when screwing into a hard piece of wood you can actually snapped the screw head off, strip the screw head or break the screw.

Some drywall professionals use nails to hang the drywall and go back with a screw gun and some screws to finish the job. The nails sometimes seem handier than the screws when installing the drywall.

For example, the neighborhood of Iwaki New Town has about 46 homes outfitted with full private solar power panels. The neighborhood produces over 310,000 kWh in a single year, enough to power over 90 residences!

Japan also uses solar energy in surprising places. Japan is the only country to power most of its vending machines with solar energy. Sharp, one of the largest solar panel producing companies in Japan estimates that by 2010, Japan will produce 4.8 million kWh of solar energy. Saving Energy in the Kitchen

The kitchen, with all its appliances, gadgets and heat, is a real hot spot for potential energy saving. As the oven uses the most energy and creates a vast amount of heat while cooking foods, it is a good place to start.

For instance, when baking cookies use two trays. While one is in the oven baking, the other one is prepped with raw cookies - ready to replace the tray in the oven with no wasted heat and some time saved. When we bake bread we also fill the oven with foil wrapped potatoes. The potatoes can be stored in the fridge without the foil and used throughout the week in a myriad of recipes, or as a side dish. This method can be applied to a menu plan in that if you are baking one dish, try to include a side dish that is baked as well.

By turning off the oven a minute or two before the dish is done, the residual heat will finish the cooking. When done with the oven, open the door to allow any leftover heat to warm the home.

Pasta cooking water can be left out until it has completely cooled - so that the heat and moisture are released back into the air. Before pulling the plug, consider leaving hot dishwater (and bath water) until it cools. Why pay to heat up your sewer pipes? When cooking vegetables, consider steaming instead of boiling. When steamed, more nutrients are retained in the food, and because it requires less water to heat - there is less energy used.

In summer, consider cooking on the barbecue to help keep the house cool. Most barbecues now include side burners that make outdoor cooking all that much easier.

One simple method of repair is for using EDTA in the electrolytic fluid in each cell that doesn't pass the test of a standard electrolytic hydrometer. Although some battery types are sealed most are recoverable with this technique. EDTA stands for ethylene diamine tetra acetic, and can be purchased on the internet rather easily. If you see people selling you "special" battery reconditioning mixtures this is what the main ingredient is.

3 Little Pigs - Which One Are You?

The original fairy tale about the 3 Little Pigs is a bit harsher than the later versions. In the original the first two pigs get eaten by the big bad wolf because they were lazy, thoughtless home builders. The third pig used his brain and built a quality house out of brick. In the original tale, the wolf after huffing and puffing to no avail, then trying to trick the pig out of the house decided to go down the chimney. The pig boiled a pot of water, put it in the fireplace and that was the end of the wolf.

In my 20 years in real estate and construction, most clients are like the the first two pigs. They choose to cut corners and always look at first cost rather than the long term picture.

That attitude has caught up with us as a nation. It's crystalized because we're in a period with a weak dollar, declining real estate values, high energy costs and dependence on foreign sources for oil.

That's a bad position to be in. Fortunately that will change for the better. It will be those who are like the third little pig who will lead us out of this decline. Those who are long term thinkers, innovative entrepreneurs will come up with profitable solutions to problems.

In an earlier article I mentioned T. Boone Pickens strategy about building wind farms down in Sweetwater Texas. His strategy will reduce an outflow of capital to foreign business for oil from $700 Billion to $400 Billion within 10 years. Thats $300 Billion that stays here in the U.S.A. Thats a start.

We're starting to see a significant change in automobiles that people are driving to smaller fuel efficient models. Again, I think it will be the entrepreneurs who will develop and bring to market cars and motorcycles driven by alternative energy. I'd like to find statistics showing the benefits of eliminating the use (or drastic reduction) of oil in our everyday transport.

I'm going to take a stab at what ICF Construction can do for energy savings. These are my own quick numbers.

My house is 2,800 square feet and I average 88 gallons of oil use per month. Let's say that the average home in the United States is 2,000 square feet and has a similar use rate of oil which would be about 60 gallons per month or 720 per year. Last year there were about 1.1 million new homes built. If each new home built is ICF construction with oil heat thats a ballpark reduction of 500 gallons per year per home.

Think about that. With price of home heating oil at $5.00 per gallon thats a household savings of $2,500.00. Thats a lot of money that stay here in the United States rather than ending up in the hands of foreign interest who are in turn investing in our stocks , bonds and real estate. Not to mention how we are fueling unfriendly interests who are using our money to blow us up.

It's taken a severe crisis that we all feel, proving that we can't live like the first two little pigs. Innovation,thinking and a movement towards a Green energy efficient society is what will lead us out of the pickle we're in.

According to the U.S. Department of Energy (DOE), heating and cooling the average home in the U.S. accounts for about 56% of home energy use, making it the largest energy expense for most households. The U.S. government may have set minimum standards, but to promote greater energy efficiency the DOE and the U.S. Environmental Protection Agency (EPA) have developed the ENERGY STAR program. For an equipment manufacturer to earn the ENERGY STAR seal, they have to comply with the standards that ENERGY STAR has established for energy efficiency.

The current standard is ENERGY STAR 2.0 as of October 27, 2006, which is higher than the U.S. government's established minimum standard. For a furnace manufacturer to meet the ENERGY STAR 2.0 standard, a gas-fired furnace would have to have an AFUE of at least 90%, and an oil-fired furnace would have to deliver an AFUE rating of 83%. For instance, if you had a furnace with an AFUE of 80% and you replaced it with a ENERGY STAR Furnace with and AFUE of at least 90%, you could expect to save 11% on your home heating bill over the course of a typical year.

    Recently President Bush signed into law the Emergency Economic Stabilization Act of 2008 which, among other economic incentives, extended the tax credit available for energy efficient home improvements.     Thin film cells operate the same way as their silicon counterparts(the photoelectric effect), but their manufacturing process is cheaper, and the materials used in the process(glass, stainless still, glass) are much cheaper than Silicon.

    The tradeoff for the price advantages over Silicon based P.V.is efficiency - only about 10%.

    Concentrating solar

    The most intriguing, and some argue, the most viable technology in use today is concentrating solar. Concentrating solar plants can generate enough energy to power tens of thousands of homes. These huge solar fields are made of thousands of mirrors, who concentrate sun light onto a fluid. That fluid heats up, generating steam, which is than converted into electricity using a steam turbine.

    These plants are usually built in desert areas, where sunlight is abundant. Building these plants can costbillionsof dollars, but they have one amazing characteristics: their efficiency in converting sunlight to electricity canbe as high as60% (as oppose to 10-15% for P.V. technology).

    There are many variations of the 3 technologies presented here, and as more research becomes production, the prices of solar energy system will drop, while efficiency will rise.

    Air conditioning in green homes is cause for much debate among green enthusiasts. Certainly, the best way to save energy on air conditioning is to not have it or use it. But this is just not practical for everyone.

    Without a doubt, air conditioning of the past was anything but green. It used very damaging chemicals and consumed large amounts energy for what it produces. Even more efficient units in use today still use lot of energy causing enormous electricity bills in the summer months. Can a system be designed for a green home that uses much less electricity and no damaging chemicals? Yes, indeed.

    Size Matters - The first consideration when designing an air conditioning system for your green home is the size of the system. Air conditioning systems should be sized correctly for the space to be cooled, considering the number, location, and type of trees, the number of window, the arrangement of the house, and size of the living space. Care should be taken to right-size the system - it should not be too big or too small. Then we need to look at all the renewable resources we can use to accomplish this.

    Cooling from the Earth - For the system to be truly green, renewable resources must be considered. One of the best renewable resources is called geo-thermal. Geo-thermal is literally heating or cooling from the depth of the earth. It is the reason that most caves are the same temperature (around 55F) all year round. We can use this constant temperature of the earth to cool air for air conditioning.

    To accomplish geo-thermal cooling, water (or other liquid) is pushed through a tube in the ground buried at an appropriate depth. The water is cooled to the ground temperature. Air is then passed over the tube and the warm room air is transferred to the water in the tube, removing the hot air from the home. The heated water is then pushed back though the tube under the ground and the heat is transferred into the ground effectively cooling the water back to 55 degrees and the process starts all over again.

    Clean and Efficient - Using geo-thermal air conditioning is clean and quiet. For systems that do not use forced air to distribute the cool air, there is far less dust and noise.

    This system uses much less energy to create cool air for the home than conventional air conditioning and is much better for the environment. This system can also be used to heat the home. The cost of the system and the depth to which the tubes must be buried depends on the part of the world in which you live.

    Home Improvement Construction Dispute Resolution

    In this report, we will be discussing ways on how to resolve a home improvement construction contract work disputes between an owner, contractor, supplier or an architect.

    Most home improvement projects end completing the project with the owner and the contractors when the final payment is made.

    Sadly, sometimes a small percentage of home improvement projects ends in a dispute regarding the performance of the contractors, the quality of work, contractor delays, some kind of breach in the contract agreement, owner not paying for the work as per the contract proposal agreement or the combination of the actions by one or both parties.

    Disputes of this nature sometimes may end in litigation by the parties. The parties involved should attempt to resolve the problem before contemplating litigation. Litigation is expensive, time consuming and delays the completion of the project.

    Many times a dispute can be resolved if the parties are cooperative, reasonable and willing to work together.

    For starters, let's broadly discuss the above situation.

    1. Cooperative:
    Cooperative is understanding the situation and that the problem can be resolved by being fair, patient and professional to each parties concerns.

    2. Reasonable:
    Reasonable concerns are that many times the problem will require additional costs. The question is how much and who will pay for the additional costs.

    3. Solution:
    First, the parties must be respectful of each others concerns.
    Second, an agreement as to what the problems are and a determination as how to best remedy the problem.
    Third, a cost analysis estimate of the work required to rectify the problems.

    Should all of the above fail, the next step prior to litigation would be to call for a third party impartial construction expert (agreed to by all parties) to attempt to arbitrate a solution. The costs of utilizing the expert would be shared by all parties as per an agreement.

    This method is highly recommended and is the least expensive other then the parties agreeing to a settlement. The parties respectfully should try to use all means available prior to litigation if possible. Litigation should only be the last resort not the first.

    In conclusion, consider that the construction industry is quite complex at times and that each project is different. Home owners when contemplating home improvement projects need to do their homework. The importance of selecting an experienced contractor, construction manager, supplier or architect can and will impact the failure or success of the project.

    Asphalt Shingle Roofing - The Facts

    Is it any wonder why almost 80% of homes in North America use asphalt shingles as the roofing material of choice. The prevalence of asphalt shingles has created a vast assortment of fittings and fixtures designed to work with them. Items such as a multitude of flashing configurations, edge products, and almost every skylight manufactured has an appropriate base configuration for a weatherproof connection with asphalt shingles. All of the material that you need for a proper installation, such as the shingles, tarpaper, nails, vent boots and chimney flashing are available at any home improvement retailer.

    The primary attributes of asphalt tiles are:

    • reasonably priced (economical),
    • require very little maintenance,
    • versatile,
    • provide excellent protection on steep sloped roofs,
    • are weather and sunlight resistant,
    • easy to cut,
    • can be nailed by hand or with powered nailers.

    There are two different types of asphalt shingle base material construction - composition and fiberglass. Composition shingles use a base material termed organic felt, which is a blend of paper and wood fibers. Fiberglass, on the other hand, uses a base that is comprised of a fiberglass mat. In both cases, once the base material is produced it is soaked in an asphalt compound. In numbers sold, fiberglass leads the market. They are less expensive, weigh less because they are thinner, have a longer wear life and have a better fire rating than the composition base shingles.

    Average cost of a shingle roof is $50 to $150 per square, installed. Removal of old shingles will cost between $30 and $50 per square.

    Both types of asphalt shingles are manufactured with embedded mineral granules. Seeing the granules in your eaves trough (after the initial installation) is a sure sign that you need to repair or replace the shingles.

    Where just a few years ago asphalt shingles were only available in simple tab configurations in blacks, grays and browns, the manufacturers have expanded their product lines to include a vast array of colors, profiles and with the use of laminate coatings have created as assortment of eye pleasing textures. Special chemicals are also being blended into the shingles to make them mold and algae resistant. Although these additional features do increase the price per square, asphalt shingles are still the most economical roofing material available.

    Drawbacks:

    The serviceable life of asphalt shingles is the lowest of all the roofing materials. Although they are available in numerous grades designated by the expected life, from 15 to 50 years they often need repair or replacement long before their supposed life has expired. The hotter the climate, the shorter the life of asphalt shingles. Many of the asphalt shingle problems that are encountered by homeowners are a direct result of two factors:

    • poor initial installation
    • damage due to sever weather

    Poor installation usually occurs in the area of deck preparation, and not providing adequate flashing around items that are protruding through the roof such as vent pipes and chimneys. Other poor installation methods are not using the required amount of nails per shingle and nailing in the wrong area of the shingle. There are many fly-by-night roofing companies that will quote low prices, because they won't be around to stand behind the workmanship. Choose a roofing contractor carefully.

    Roof Repairs:

    You should inspect your shingled roof and all the flashing at least once a year and after any major storm such as a hurricane. Hurricane winds will remove entire shingles and lift others. Sun and rain can cause asphalt shingles to crack. You should also go into the attic and look up, any sign of daylight means that there is a hole. When inspecting the roof look for shingles that have lost the granule minerals - bald spots, cracked and/or curled.

    If you have to make a roof repair, choose a warm day so that the shingles will be flexible and unlikely to crack when lifted. The roofing cements also spread easier in warmer temperatures.

    You will know when you have a roofing problem when you see beige spots appearing on ceilings and walls close to the ceiling. Beige spots are a sign of water damage.

    Maintenance:

    Roofing cement is the equivalent of duct tape for roofs. It will repair most leaks, cracked or torn shingles, patch flashing around vent pipes and chimneys. You can also use the roofing cement to cover nail heads that have been exposed.

    Shingles fade with age so any replacement shingles used will most likely be visually obvious. Shingle over damaged ridge shingles, by nailing down all the corners of the old shingle first - do not remove them.

    If you have to replace an entire shingle, lift each of the tabs and pry the nails out of the shingle of the one that needs to be replaced. Remove the top corners of the replacement shingle and very carefully, without damaging the tarpaper, slip it under the existing shingles.

    Use roofing nails (large head, galvanized) to fix the new shingle to the roof decking. Use roofing cement to cover the nail heads.
